The inn is absolutely beautiful — everything was spotless and welcoming. The bedding was extremely comfortable, and all the staff were friendly, helpful, and very knowledgeable about the area. They went out of their way to make sure we had everything we needed. A special thank-you to Lynn, whose kindness and exceptional service made our stay even more enjoyable. My wife and I were looking for quiet old New England Inn with charm to celebrate our 60 wedding anniversary - The Emerson was the ultimate selection. We went to this beautiful hotel for our honeymoon as a peaceful getaway for a couple of days. With the gorgeous ocean view, perfect weather for walking, beautiful gardens and delicious breakfast, this location and hotel did not disappoint in any way and made for a most memorable honeymoon. The customer service was also excellent.

Just absolutely spectacular. We had our wedding at the Emerson Inn this weekend and filled the inn with our closest family and friends - there was nothing but great reviews from everyone. The staff was truly amazing and did everything they could to make us all feel welcome and comfortable. We could not recommend the Emerson enough, and cannot wait to come back every year on our anniversary!

We dealt with three different staff members. We were a half hour early for check in but there were only a handful of people staying there being the off season. The woman who would eventually check us in was sitting in the breakfast area on her tablet. The staff was very helpful. The location was great and the rooms were clean. The indoor pool area was a little cold so we didn’t stay in there too much but overall a good experience.

We were impressed with how clean the hotel was. As for the pool it could use up dated. The fire pit was very nice but, it rained one night and the seat cushions were socking wet. Maybe put them in pool area at night. The continental breakfast was simple but good. Also staff was very accommodating.

Room was nice. Good size. Bed was comfortable. Great walking area for my dogs. Staff at desk were friendly. Convenient location. Would have loved some bacon with breakfast.

We enjoyed our 4 day stay immensely! Our room was very well cared for, and I was very happy with the communications via text! It made everything go smoothly. I've stayed at Eagle House a number of years back(2018?), and i noticed a freshness about it. Love the calm, soothing color of room 12💚 Thank you for making our vacation a pleasure!!

Very nice and clean rooms. Very short walk to everything downtown and to the beach. Would definitely stay here again for the next visit to Rockport.

Welcome! Here is some information that you will need during your stay please immediately read this whole sheet. All guests in your reservation must read this.
By booking you acknowledge that you have read & agree to comply with the rule set fourth below. Failure will result in being asked to immediately leave the property with no refund:
- Health or safety concerns: We do not allow pets of any type - including assistance animals. We have shared spaces where any animal may create a safety concern and advertise our properties free of allergy situations.
To prevent health or safety issues, we do not host guests with assistance animals.
Any pet or animal brought onto the property will result in a $500 fee and immediate removal from the property with no refunds of any rental fees paid.
- ONLY REGISTERED GUESTS (4 Maximum) in the cottage and property premises. Additional charge(s) will be applied to the reservation PER unauthorized visitor REGARDLESS THE LENGTH OF VISIT. Guests, not listed on the reservation, are not allowed on/in property for any reason and will result in a fee of $100.00 per non-registered guest per violation. Any violation will require the entire party to check out immediately with no refunds.
- NO SMOKING, VAPING, E-CIGARETTES, MARIJUANA and any form of illegal drugs in the loft or on the property premises. We will know. Any evidence of their use on our property shows complete disregard for our rules and lack of respect for our home and will not be tolerated. ($400 minimum cleaning & deodorizing fee in addition to regular cleaning fee).
- The guest booking must have a valid and working phone number in case of being contacted prior to or during the reservation. The host will deem guest unreachable and assume the provided number is not valid or working after two attempts are made with no response from the guest.
- To help with cleanliness we have a NO SHOES POLICY please remove shoes upon entering the cottage. ($75 minimum cleaning fee in addition to regular cleaning fee).
- Clean all sand off outside before entering the property. ($75 minimum cleaning fee in addition to regular cleaning fee).
- Guests are required to report any issues with the cottage within 1 hour of their arrival.
- THE CLEANING FEE charged to you is what the cleaning company charges to us for a normal cleaning, which includes cleaning the bathrooms, floors, wiping down counters, finishing the linens and making sure the home is in a generally clean state for the next guest's arrival. Aside from the general cleaning it needs, you should leave the home in the same state you found it upon your arrival.
- Please make sure the door is locked when you venture out.
- Let's be great neighbors! Please do not go beyond the white fence at the back of the property, the back yard belongs to another property.
- Close the windows/skylights when you are away.
- If the trash bin is full, please bag it up and place it in the trash bins located in the alley way between the cottage (23 Dock Sq) and Roy Moore Fish Shack (21 Dock Sq).
- Please be aware to ONLY throw away toilet paper in the toilet. Items such as feminine hygiene products, cleaning chemicals and food waste can be damaging to the sewer pipes.
- For everyones safety, please don't light candles.
- Please respect the quiet hour guidelines from 10PM to 8AM.
- THIS IS NOT A PARTY HOUSE, we cater strictly to mature adults and families.
- Check-out is 11AM unless agreed upon otherwise via VRBO messaging platform. A mandatory $75 fee for unauthorized overstay. If overstay exceeds two hours past checkout, guest is responsible for the daily base rate (without discounts) & does not award the possession of the property for the day of overstay. If guest wants to extend their stay (based upon availability), a new official booking will need to be made. If overstay causes a future reservation to be refunded or not bookable, guest is responsible for the full cost of reimbursement.
- Host bears no responsibilities for any accident, injuries or illness that you may sustain during your stay.
