Very interesting accommodation with nice service. The rooms and the whole place looks so vintage, that makes me fell in love with it immediately! The rooms are kind of a maze with very sweet paints on the walls around. If you want to feel the real Italian spirit in the center of an Italian fortress this is the right place!

Perfect location in Volterra! Breakfast was good, staff super-friendly and the garden is a very cozy place to hang out after a day walking around in the city.

A story... My daughter and I have been planning our trip to Italy for well over a year. Upon arrival in Volterra, we come to find out accommodation is closed, no warning, no telephone calls. We were stranded, and saw the sign for the Albergo Etruria, and went in to see if maybe they might have space for us for two nights. Alas, they did not, but, the gentleman at the reception desk took charge and...

It is the ideal accommodation if you want to spend a nice holiday in the aforementioned charming town without having to adapt to the clearly higher prices in the center of Volterra. We had a great time for one night discovering Volterra. The property is located just outside the walls of the village, about 6 minutes on foot and about 3 minutes from the Conad market, convenient for any need. The rooms are quite comfortable, the car park is private and the value for money is excellent. The receptionist is very kind

The hotel is situated in a wonderful location with picturesque view’s across the Tuscan country side . The town above the hotel , Volterra is beautiful and commands 360 deg views across the neighbouring country side. The hotel itself was somewhat of a disappointment . It looks if the pandemic has had an effect. The decor both inside and out is in need of re-decoration and extensive maintenance needs...

Lovely small hotel in a beautiful location. Large room with sir con. Breakfast and dinner are excellent and my gluten free needs were well catered for. The staff are all lovely and friendly. My only complaint is the height of the bath is very high and as the shower screen us is fixed it is very hard to get in and out.

My wife and I returned to this hotel for the 2nd time. This Hotel is one of the very best , beautiful views but the owners and staff make you feel part of the family and they could not do more for you. Highly recommend this Amazing hotel.

Hotel is a bit dated but it has a great pool. Only warning is that there is a nasty hill climb required to get into town and there is no cab. It looked like there was a bus that goes up the hill top the center Volterre

Welcomed, comfortable room, clean, with air conditioning, but difficult to regulate to sleep so we stopped it and we got hot ... breakfast is not there ... to be taken in a cafe in the city, so do not be afraid to climb 400m ~ to be entitled ... it's a shame!

A nice well-kept place close to the center of Volterra. The guys are super nice and really helpful. it deserves 5 stars but unfortunately it is very close to the road that goes down from Volterra towards the valley which is very busy both day and night and the noise is really a lot. My husband and I stayed for a week at the beginning of October. This was easily one of the best places we’ve stayed on vacation ever. Right off the bat, when we arrived, we were warmly welcomed and even provided an upgrade to an apartment. The apartment was spotless and comfortable. We had full access to heating and ac. The breakfast is 8 euros per person but in our opinion, definitely worth trying...

The absolute depiction of an authentic Tuscan experience. One of the best Florentine steaks that I've ever had paired with an exceptionally good red wine recommended by the staff. The area is to die for, the definition of calm and tranquility. Highly recommended.

The pictures do not represent present-day Residenza San Francesco. It is much nicer-looking and the area and Volterra is charmingly and typical mid-renaissance-Italian. In 2015, they say, the pool is to be heated from underground thermic heat. This area has a very fascinating history based on its electricity and thermic underground. This also explains the recurring slight smell of rotten eggs like...

I have been at hotel Aquaviva several times in the past months, and this place is simply amazing. I can't wait for the spring and the summer time to go again!

Photos tend to overstate present state of repair however staff are friendly and helpful. A very happy and casual feel to the place so need to be flexible about some of the finer details you might expect in a more urban location. Classic Umbria views with central location allow it to be your hub to enjoy the history and wineries around the area.

This resort has a rich breakfast and a large swimming pool, which is very suitable for summer vacation. From the observation deck, you can see the small town of San Gimignano, which is known as the "City of a Hundred Towers". It is about 2 kilometers away on foot.

Good walking distance from the historical San Gimignano sites. The room was always clean and the staffs were very friendly. The iconic towers are visible from the hotel pool side.

Stunning location with a lot of places to see within 40 km radius, definitely for people who love countryside and nature, but also like to visit historical towns of Tuscany. Pool was just perfect, we really enjoyed our time there.

The surrounding area was awesome, beautiful, Tuscan landscape. The accomodation was according to our expectation. Outdoor pool was fantastic. The hosts were very friendly and helpful. Good value for money.

If you want to relax and completely unplug it is the top! One hour from Siena, San Gimignano, Cavallino Matto, half an hour from Volterra, beautiful swimming pool

A beautiful place to rest. Peace and quiet that is hard to imagine. It's warm, you could even say hot, so going to bed and sleeping without air conditioning is tiring and has its charms. Definitely a recommendation to come and enjoy.

It is a fantastic place, an oasis of peace and tranquility in the middle of the Tuscan hills. Ten apartments obtained from a structure used as a monastery with a wonderful swimming pool available. Silence restores you and the hours are marked by a church tower. Time has stopped here, a guaranteed anti-stress.

We spent three nights at the Residence il Monastero but we would have stayed even longer! The lavender apartment where we stayed was spotless and equipped with everything (if you need to ask the very kind owners and they will help you), the wonderful view, the beautiful swimming pool, the nice area for the children and the barbecue area, beautiful l he idea of ​​a toilet near the pool and the idea...

The hotel is well located near the city, has a gorgeous view and it is very quiet place during night. The pool Needs better care and to be heated, it is too cold in April, the garden needs a better maintenance and the service staff restaurant needs a more polite supervisor Asap.

Like all of the reviews available this property overall was great. The rooms and bathrooms are on the small side and could do with a paint: however the rooms are still comfortable. I had a room with a balcony and it was amazing to watch the sunrise and sunset from there. The staff were all kind and helpful and the communal areas and breakfast area were great. Plenty of breakfast options to choose...

We recently spent two weeks at the end of May at this delightful hotel. Authentic family run hotel. One of the best kept secrets in San Gimignano . Beautiful gardens, great location, delicious food friendly helpful staff. A lovely charming and old fashioned feel. A definite 10/10. Thank you to all the staff who made our first time in Tuscany a wonderful experience .

We ordered croissants and bread most days, perfect. The setting was beautiful, the property perfect, the pool and within easy driving distance to some fantastic hilltop villages.

It was wonderful to use the swimming pool and sit in the lush gardens. The location is perfect, tucked away from the hustle and bustle but very close to the village. There is a path where you can walk to the village and its a 5 min drive away. The prperty is well maintained and so peaceful!

Beautiful very well maintained surroundings - with green garden, swimming pool, playgrounds for toddlers and older children (table football, darts, ping pong table), BBQ area. I have nothing negative to say! The staff were always friendly and always happy to help with anything! The room was clean and spacious with all the amenities you would expect. The location couldn't be more perfect and the parking was a huge bonus. Breakfast was great and again with great staff. In summary, I highly recommend this hotel if you go to San Gimignano.

What a beautiful property just inside the main gate! The room was comfortable, clean and spacious. It had a balcony with an amazing view of the countryside! The breakfast and dinner were excellent! I cannot say enough about the wine steward. He is classy and refreshing! What a Gentleman! We will definitely recommend to family and friends!

Nice hotel in the heart of this fabulous town. We had a room with a shared veranda, which had a fantastic view over the town and local countryside. Only downside of the visit was that we were not able to get a table at the restaurant for dinner. Not much effort from the hotel reception desk to fit us in

Would have been nice to have a shorter walk into the old town from the hotel as quite a long detour walk (very scenic and beautiful though) had to be taken each day as public busses were not at all reliable. This is a lovely family hotel surrounded by vineyards and amazing views. It is tranquil, bus stop right outside so we could reach it without a car. The staff is amazing! Everyone were so kind, especially the owner Donatella. We specifically enjoyed Nina the dog as well ☺️ We had wine tasting in the hotel, strolled around the vineyards and received explanations from Donatella, the wine was delicious...

On the other hand, I really hope that the owner will change all the room doors because the noise they're making is unbearable. For anyone with poor fitness skills, I don't recommend going to San Gimignano on foot...

We had a very pleasant stay at Terre di Casole. The breakfast was great, the room has been kept clean everyday and the staff was very friendly, especially mrs. Cristina which was very kind and thoughtful with us every day. We will definitely come back when we will have the chance!

There are plenty of parking spaces. It is a distance from the town. The courtyard on the first floor is quite large, but there are still problems with insects. I killed four mosquito-like insects in one night, although they did not bite people...

The hotel is in Chianti, surrounded by vineyards, and the scenery should be more beautiful in autumn. There are many villages with nice scenery within dozens of kilometers. We enjoyed this amazing hotel near San Gimignano. The breakfast was delicious and the hotel has a shuttle that takes you to San Gimignano if you don’t want to worry about finding parking. There’s also a Michelin Star restaurant on-site, which serves delicious Tuscan food for a decent price. The owner and his family are great people and We will definitely be back soon!

Have been here for almost two weeks in May 2022 with wife and son (10y). Lovely runned agriturismo by two sisters and dad working in the garden, pool and playing music :) Contact was very smooth via email and whatsapp. Apartment was fuly equiped with tv, dishwasher and above all Excellent WIFI. We could easily stream TV, video conferencing and playing games. Haven seen such good internet in Italy...
