I personally like Route Inn, and I used this one during my trip to Tochigi.
There are restaurants and convenience stores within walking distance. When going towards Utsunomiya Station, it's a 7-8 minute walk to the nearest bus stop, and then about a 10-minute bus ride.
The last bus back is before 9 pm, so if you miss it, a taxi will cost around 2400 yen.
As for Route Inn itself, the building is a bit old, but I think the interior is clean. It's not particularly crowded at breakfast, but compared to other Route Inns, I thought the variety was a little limited. However, they do change the menu every day so you don't get bored.
The staff are also polite and kind.
On the downside, you can't see how crowded or busy the baths, breakfast, and coin laundry are. I had to turn back several times.
There's a large public bath across the street, but since this one also has a large bath, I didn't end up going.

Since I use the hotel often, I'll only mention the bad things.

First of all, there are often times when the humidifier smells bad, probably because the filters haven't been changed or there's mold.
I wonder if the previous guest put detergent in the water dispenser to deal with the humidifier odor, but sometimes it smells better with the soapy smell at first,
After staying multiple nights, the detergent loses its effectiveness and it starts to smell bad.
Since many people use the public bath without washing themselves, it's disgusting, so I had no choice but to use the bath in my room, but it's the worst. The bath in my room was not cleaned properly even on the first day. No.
When I fill the bathtub, there's a lot of dirt floating up from the previous bather.
There's still dirt and hair on the walls...
I clean the bathtub myself before taking a bath...
There's no detergent, so I have to use shampoo and body soap, but when I stay for multiple nights, I quickly run out of body soap and shampoo because I have to use them for cleaning every time. Even if I leave them outside the bathtub when they're empty, they don't get replenished.
Tissues and other items are clearly running low, and they're rarely replenished even when they're empty, so cleaning is pretty lax.
I'd like to be re-trained.

Used between golf sessions.
Yuino Mori was fully booked, so I chose Miyukicho.
It's old. I'm concerned about the mold in the bathtub and the water tank of the humidifier/air purifier. I'm also concerned about the black stains on the bathroom floor.
It's good that there's a large public bath, restaurants, and a convenience store nearby.
There are too many restaurant options, which is a problem.
The nearby long-established diner closes at 7 PM, and I went at 6 PM on a Friday, but the atmosphere and food were good. It was also good that it wasn't crowded.

I booked two semi-double rooms.
I was able to share one of the rooms with my high school-aged daughter for an additional fee.

There was a humidifier in the room, which was very helpful during this season. The hotel offers a large public bath, breakfast, and coffee service (Doutor!), all at a low price. I was able to stay comfortably without any inconveniences. I would like to stay again.
