The Focus Khaoyai Resort in Ban Mu Si

On the first night of our stay, we were shocked by the actual condition of the “resort,” which did not match the photos shown on Agoda. The room was extremely small, and the bathroom was very dirty. The water heater was not working, the toilet flush was faulty, and the overall condition of the room was very run-down.

We had booked a total of four nights, but after the first night, we immediately regretted the booking and requested a cancellation and refund for the remaining nights. The owner (Mr. Karn) refused due to the non-refundable policy, which we understand, although the hotel appeared to have very low occupancy during our stay.

Do not be misled by the garden photos—these are common areas with limited space, not private or extensive resort grounds.

Overall, the experience was very poor, except for an elderly lady staff member who was helpful and kind. At this price point, there are many better resort options in Khao Yai.

Went here with 3 friends.
We got there and there was no check-in desk or reception of any kind.
The lady was friendly but did not understand any English. She conducted a phone call with her boss after I told her that I had a booking for this weekend. It did not seem like they knew we were coming.
She brought the four of us into a room with 2 single beds. I have requested 2 queen beds (confirmed by hotel) in one room.
I contacted the hotel a couple days before to request a bigger room at an additional price of 600bhat because another friend was coming.
After trying to tell her that we need an additional room, she said there was no more rooms available even though the complete resort was empty.
I talked to the boss over the lady’s phone and he said we were already in the biggest room they have.
They brought us 2 cods to accommodate the 4 of us - what a joke.
We decided to leave since nobody was making the effort to even fulfill our basic needs that were promised to us with our original reservation. Finally, all pictures provided by the property were not accurate in any way whatsoever.
I have also not been able to contact the property after to receive a refund for the hotel room we never stayed in.
With 39 CAD per person per night, this place is rather expensive and you can find nicer hotels at lower prices in the area.
Book somewhere else - you will be much happier!
