We stopped here twice and everything was okay. The room a bit pricey as for Zhytomir - 780 UAH without balcony (I am comparing with tourist Bukovel, workdays in summer).
Prices in the restaurant are great and food is very tasty, but we were waiting for breakfast ~25 minutes and they forgot to give us included coffee.

The suite doesn't have windows so no natural light. They do not speak English at this hotel. They were kind enough to let us stay for 24 hours there, check out time depended only on check-in time.
Bathroom floor very slippery when wet.
Sauna does not work!!
Biggest problem was wall drilling in apartment on the other side of wall, very very loud. We had reserved on the day of check in, however such work should have been postponed until guests leave.

Standard rooms are bad, but they cost normal price on the city hotel market. Those rooms are built like some small wooden cabins.
Cons:
- A/c is just over your head on the pillow, blowing down at you.
- No noise isolation, at all! You can hear neighbours in the second cabin after yours. So do they, every your private action.
- Problems with lightning. You wouldn't have lightning bulb in mini vestibule, just wires hangning from the ceiling (see photo).
- Single window is positioned to the inner territory with cafe tent, plus each cabin has mini entrance terrace for smoking. So no privacy and no fresh air, if your neighbours smoke.
- On my unfortunate day personell met someone and they were having a loudy conversation during night time.
Some meals in restaurant were unexpectedly spicy. Restaurant prices are not low, somewhere about medium+. Included breakfast was fine.
Pros:
+ Dedicated guarded car parking (included in the cost) is a pro for sure, although its price for one day is about 0.8$ in Ukraine, 2017. The location itself, next to the hotel, is nice.
+ POS terminal is present.
+ Bathroom is ok (but ventilation is in form of the hole in the wall (see photo); interesting solution during winter).
+ Internal restaurant is cool by design and service.

This hotel is very bad, rooms are simple and dirty, service is realy not good and you must pay to much for simple rooms, it was my first time here and for sure my last time greetz peter goords
