Not what it looks on photos. Just tired, dirty, broken everything. Far cry from getting any stars except the reception was super nice and friendly seeing tourists being definitely lost not knowing the hotel is next to the loudest, seediest street there is.

It's right next to Walking Street and very accessible.
The 7-Eleven is a landmark, so it's easy to find.
The fourth and fifth floors appear to be dormitories, and you have to climb the stairs.
The other floors appear to be private rooms.
The fifth floor has a rooftop terrace and two unit baths. There's toilet paper and it's clean. Hot water works without any problems.
The sheets are clean and the air conditioning is quite cool, although this depends on your roommate's temperature setting. The beds are bunk and have curtains. No soiling allowed inside the room.
I didn't notice any insects during my stay.
There are lockers without keys, but you can lock them by bringing your own padlock.
My room was a shared room with other men and women.
Due to the location, I could hear the music from Walking Street until late at night, but on the flip side, it was nice because I wasn't bothered by the sounds of other people's daily lives.
The owner was kind and the dormitory lived up to the reviews.

I'm very satisfied with the value for money. It's located within Bui Vien's tourist district, and there are plenty of things to do nearby. The reception is very friendly.

Xin chao. i stayed here with family and friends on the top floor with terrace and balcony. the location is superb, just a few steps away from Bui Vien walking street. has a 7 eleven around the corner. The host, Richard, is super. Is friendly, speaks English fluently like it's his first language and can help you with anything. Even though the hotel is located on Bu Vien street, the noice level of the walking street is acceptable, when you want to sleep. Airconditioning can get really cold, i suggest to set it about 4⁰C below the outside temperature for a comfortable indoor climate..
what can i say more... when you come to saigon, stay here. it is affordable and has a good location. food choices are abundant, is cheap and delicious. A Grab ride (4pax) from the airport is convenient and cost just between 4 and 7 euro's, depending on time and demand.

One of the worst possible hotel that I ever saw in my life. Horrible staff... Very uncourteous. It seems all they are interested is, in the wallet of customers without taking care of the needs. Very pushy staff. Hotel itself have crampy rooms and no air circulation. I will never ever go back there again.

We checked out after being there for an hour. We were totally okay with how old the hotel was because you get what you pay for. However friendly customer service can be accomplished free of charge.

Unfortunately we had a terrible experience with the front desk when we asked for simple directions to the spa, servers being rude, very loud staff with stuff everywhere while they setup for a wedding.

I understand business must be done but it can be done politely. We ended up checking out immediately without causing a problem at the front desk and even paid 500k VND or $20 USD for the hour we were there.

We immediately booked an Airbnb down the road for less price but with amazing customer service, great location, solid WiFi and even free washer dryers in District 1. So my advice is to avoid this hotel and go with a solid Airbnb.
