From arrival, I felt unwelcome — I was told my arrival had been forgotten and given no introduction beyond “the info is in your room”. I chose this place specifically for its relaxed, non-hotel feel, but it lacked even basic hospitality. As to amenities, the advertised bar was never open. The vegan breakfast menu didn't include anything fresh. My bathroom had no wall-mounted shower head. But by far the biggest problem was the insect infestation in my room. The window mosquito coverings were badly torn offering no protection. There were swarms of ants from the very first night who bit me throughout the night, drawing blood and leaving me unable to sleep. When I complained, the response was dismissive — “it’s nature”. The room was sprayed and I was expected to sleep there afterward, with no apology. I left after 2 nights to a new hotel, no refund was given and communication regarding one ceased once I left. The hotel currently does not reflect the glowing reviews from around two years ago which I based my trip on.

I paid a deposit of €250 to book a room. Due to health reasons, I asked by email about the cancellation terms and received nothing more than a copy-paste of the hotel’s policy from their website.

I then sent several follow-up emails asking if it was possible to find a compromise, but never received a reply. Eventually, after multiple emails, I confirmed that I would keep the reservation, yet for two weeks I received no confirmation. Later I was informed by email that my booking had been cancelled and that if I still wanted the room I would have to pay an additional €280.

When I asked for clarification, I was told that the €250 deposit I had already paid was lost because I had “requested to cancel” – which I never did. I only asked for information about the cancellation terms.

Even after stating clearly that since the deposit was not refunded we would still use the reservation, I received no answer. Upon arrival, the hotel was fully booked.

They literally stole €250 from me. Do not trust this place – avoid it at all costs.

There is no doubt that this is a very beautiful home. High ceilings, tall windows, lots of history, an atmospheric, shaded garden. But with this charm, comes limitations. It is certainly NOT a hotel , in any conventional sense; you are more like a house guest in someone’s home. We didn’t miss air con , ( I’m not a fan of it anyway), but some may , especially in the hotter months. Fans were provided. Our bathroom was small, with an unattractive plastic curtain around the shower; the drains were rather “ whiffy”. There is no bar, but some items are in the fridge in your room, on an honesty basis, tea and coffee are available for self service in the reception hall. ( nut milk) 5 minute walk will take you to the beach, and restaurants, it was perhaps 20 minute walk into Agia Marina. The biggest disappointment for us was the breakfasts. We were aware of the vegan/ gluten free stance of the owner, and I had imagined fruit , a delicious buffet of tasty healthy food. Instead, we were asked if we wanted “ sweet or savoury”, and presented with a tray: smoothie, chickpea pancake and tomato tofu salad for savoury, 3 small slices of bread and a slab of very dense banana bread plus smoothie for sweet. ( homemade jams, homemade nut butter, nut milk) I’m afraid we didn’t find it in any way enjoyable. If I had had good coffee with milk, a buttery croissant, clouds of fluffy Greek yoghurt with honey, some fruit, I could happily have sat on in that lovely garden.

Very disappointing!
A beautiful house but not well maintained without even the basics.
Rooms didn’t have air conditioning, no bathtub and not even a proper shower. No TV. A minibar with only wine inside and a bottle of water on charge.
We took the 7 nights offer which, as we realized afterwards, it didn’t include daily cleaning…
Vegan only breakfast with extra charge.
Since early the afternoon no one of the staff was there and you couldn’t find even a glass of water…
The parking area was marked with huge stones and was so narrow that you could easily destroy your car.
If you are looking for something really comfortable, and pleasant, avoid it!

Only the exterior of the building and the gardens justify the hype. The room, services and overall experience was totally disappointing! No wifi, no air-conditioning (although there was a remote control in the room), the ceiling fan was not working, there was a portable fan but because the wooden floor is old (and not maintained) you couldn’t stand the noise from the vibration, just a few wall plugs, small bed. By all means, terrible experience.

Paradise! Stayed here for 6 days, not a single problem or worry. Place is clean and up to international standards. Owner went to Swiss hotel school. Place is quiet, has a simple elegance, and a special atmosphere. If you want AC go for the Blue Room (room Nr 4). The vegan breakfast is worth every cent, everything is freshly made and most ingredients come from the garden. We had it almost every morning and loved it. You can get the most out of your stay here if you book e-bikes from Leros Bikes. They deliver the bikes personally to the hotel and pick them up on the last day.

It is actually rather difficult to rate this guest house, but it is certainly not a hotel in the accepted sense. It is housed in a nice old building in quiet location set back from the sea. Our room (number 5) was upstairs. It had high ceilings and nice windows and shutters and the bed was comfortable. The housekeeping service was excellent and the room was always left looking nice with lots of white towels. There was a shared terrace outside. The house is set within a small garden and extensive grounds. The negatives begin with the fact that we were staying in late August and Leros is simply too hot for a room with no aircon; it was very difficult to get a good night’s sleep even with the fan going at full blast. Next, the loo/shower room is small and the shower curtain stops about a metre from the floor. We never got any hot water but the shower was pleasantly warm! The guesthouse has two “suites” and room 5 is one of them. However the photographs on *********** are misleading in that two rooms are photographed. We expected a bedroom and with two sofas. We got two rooms,one with a double bed and one with two single beds. If you had two children, this would be perfect, but for us it was a second room that we didn’t use. Finally the breakfast doesn’t really work. The menu is entirely vegan so don’t expect eggs, yoghurt or milk. I have absolutely nothing against those who want to pursue a vegan diet but most people would welcome some non vegan options. On the plus side the young lady who serves the breakfast (in the garden) is extremely pleasant. In summary, the guesthouse has some pluses but also some negatives. I wouldn’t consider staying there again during the hot months.

We loved this small family hotel. The staff were excellent - helpful and polite .. it feels like a family home. The breakfasts consisted of home made jams and bread which were truly delicious . Close walk to the busy beach ! Yet the villa is set in an oasis of calm .
