We spent several nights at Il Regio Boutique Hotel in Cagliari and were genuinely impressed by the property itself. The location is unbeatable—right in the heart of the city, close to the historic center, bus and train stations, and surrounded by countless restaurants and bars. It’s the perfect base for exploring Cagliari.
The building has a charming, historic vibe, and the hotel floor (on the first level, accessible by elevator) is beautifully designed with a true boutique feel. Books, vintage decor, and historical artifacts give the space a unique personality that we absolutely loved.
Our room was spacious and thoughtfully laid out. It included a living area with a bathroom, and even a second level we used for storing luggage and clothes—complete with a sofa and decor that matched the hotel’s stylish aesthetic. Amenities like air conditioning, a coffeemaker, and a TV added to the comfort. Despite the lively surroundings (bars, restaurants, and even seagulls), the hotel thoughtfully provided earplugs, which we appreciated.
Housekeeping was excellent—everything was cleaned daily, the minibar was restocked, and coffee supplies were refreshed regularly. Breakfast is included, though it’s served at a nearby café owned by the hotel (about 40 meters away). It’s a simple offering: one coffee or tea and one croissant or pastry, which may not suit everyone’s expectations.
Now, unfortunately, we must address the major downside of our stay: the host, Alessandro. After we paid for the accommodation, we received a series of detailed messages outlining rules and obligations, including potential fines. While we understand the need for clarity, the tone felt cold and unwelcoming.
The real issue arose at check-in. One of the rules required presenting the same physical credit card used for payment. As we paid online using a virtual card (for security reasons), this wasn’t possible. We explained the situation, but Alessandro’s demeanor changed drastically—he became visibly agitated and ultimately asked us to leave the hotel. After contacting Booking.com and providing proof of payment from our bank, the situation was resolved, but not before Alessandro threatened to call the police and demanded a €500 deposit. It was a stressful and disappointing experience.
We later discovered that other reviews also mention similar issues with Alessandro’s attitude. It’s a shame, because the hotel itself is truly special. If the host’s approach to hospitality were improved, Il Regio Boutique Hotel could easily be one of the standout gems of Cagliari.

This place is a complete scam. The owner speaks terribly, it's almost impossible to communicate — and when he does speak, it's rude and unprofessional. Nothing matches the description; it's all lies and deception.
If you're reading this review, take it seriously. Don't make the mistake of thinking it won't happen to you. Save yourself the stress, the money, and the disappointment. Avoid this place at all costs!
