I was in these hotel for three days. I arrived in 5 o'clock and check in was OK. I get room early.
You can borrow motor motorbike for all day. Stuff are very friendly and helpfull. The breakfast was best of what I had for one month in Myanmar.

Very kind and usefull personnel, we did the checking at 4am without additional charge. Too many mosquitoes, water not always hot.

Awful hotel in every way (as one of our group said ‘it looks like the hotel in a movie where everyone gets murdered’).
We were sent here from another (cheaper) hotel which had overbooked. On arrival (7 pm), we were greeted roughly, then told to wait in the lobby, and asked every so often to complete some minor formality. After about 15 minutes of this, we were (finally) told why we were waiting: one of the rooms was not ready and we had a further 20 minutes to wait.
The rooms are old and poorly maintained, with loose cables hanging from the ceiling, peeling paint and traces of mildew. The bedsheets are stained and uninviting. The air vent in the bathroom is clogged up and doesn’t work. In one room, there was no hot water and in the other, the air con did not work properly. There are opaque windows from the room into the hall, allowing the light from the hall to stream into the room all night. In the morning (around 8), someone tried to open the door to get into the room.
The elevator is broken, the ‘sky bar’ is abandoned and the hotel smells generally foul. Breakfast was served in the lobby.
Location-wise, the hotel is not in an interesting area and too far from the centre to walk. All in all, the only ‘good’ features are the free WiFi and water bottles.
Having stayed in three similar priced hotels in Mandalay, this one is by far the worst.

Avoid this hotel.
Despite the staff is really kind, we stayed 2nights and we had no water to wash ourselves, electricity cut at 8pm while the whole street has light. Staff does not speak English. We ask for a refund as this is not acceptable for a 3 star hotel but get nothing...
Location of the hotel is far from center but close to piers if you need to take a boat.
