HORRIBLE! This is not a hotel, but some apartments in a residential block, some of them, as has turned out are located in different buildings on the streets other than the hotel's proper address. - Upon arrival we were told that the booked apartment is not at the hotel but elsewhere, on another street and in another building even though the address on our booking confirmation was identical with the hotel's main address. This was totally disappointing and unacceptable! The first night was charged for nothing since the booked apartment was not provided. The 'hotel' is a scam, avoid it!

Not an hotel but a flat. Sad atmosphere, no service, no signaletic to find the place... and no English.

Not a hotel, just a flat with a front desk in the entrance. Impossible to find in the street. Noisy. Tenant is a lier who promised us a luxury room but gave us another one. Moody staff.

Pluses:

New appartment(s) in a new building complex with an inner court and playground. In case you're wondering about the "Premium" part from "Premium Hotel Zabava", yes, there are premium touches here and there in the finishing of the rooms, kitchen, bathroom, etc. You would probably have to aim for 4-5 stars at a real hotel (and pay the higher associated price) to attain that level. Overall I felt ok(ish), despite the lengthy discontent that I'll describe in the "minuses" section.

I'm sure these people would get substantially better marks / reviews if they told the truth: their business is actually apartment hiring / renting / whatever_you'd_like_to_call_it.
IT IS NOT HOTEL-ing !!!
When you mention "hotel" to me (not even "Premium"...just plain hotel...), I'm expecting an address to which I present myself, I immediately identify a building with an easily visible sign "Hotel insert_name_here", I enter inside to find a Reception, and then I'm shown to my room.
What you get instead is a ton of confusion: Google Maps paints you right in front of the "hotel", but all you can contemplate is the lengthy facade of a building complex that has various shops / boutiques at the ground level and some electronically locked gates.
You ask shop keepers about the "hotel" and they know nothing.
You try to buzz_your_way_in at the gate intercom, nothing happens.
You ask random citizens that happen to enter / exit through said gates (using their own access cards), they know nothing / they've heard nothing about the "hotel". They simply appear to live there.
Passing through the iron gate (with the help of a good samaritan) solves nothing since you're now contemplating a huge inner court and...more locked doors. But hey...there's a guardian booth over there...perhaps the guardian knows something...nope, nothing...again...
After much ordeal, a saleswoman from another groundfloor shop points me to a locked door and directs me to the 9th floor. She can't open the door for me, though. I wait in front of it some 5 minutes until somebody just happens to pass by with an access card, and hallelujah, at the 9th floor I find a hotel sign...on the door of an ordinary appartment...
The "reception" is the hallway of the said appartment, the "hotel kitchen" seems to be the actual kitchen of that appartment...you get the picture...
The reception staff creates an unprofessional impression. They're not mean or rude - quite the opposite, they seem to be animated by the best intentions - but somehow their activity seems un-natural and strained. Hotel-ing simply doesn't fit them.
Once I got to my "premium appartment" (no irony here, it really was ok) and got rid of the human interaction part, I felt a lot better.
Another thing: they downgraded my appartment for my last day there (one less room, one less bed). I don't know for what reason, but I didn't mind it / didn't fight it (my Sankt Petersburg experience was just too Zen to be worth the trouble, even considering that I paid for the original, larger appartment). Other people with other circumstances / mindsets might get crossed by this as well.
Oh, in case you need it...the intercom number for the 9th floor reception is 364. Once you're inside the inner court you need to dial it at one of the right hand side-ish doors (my memories lack precision here). Don't know if it works from the street level as well (in order to access the inner court); you might have to wait for some random resident to pass through the street gate (the "hotel" seems to own only some of the appartments; the rest simply belong to citizens).
