🔵Update: No notification from booking.com has been received, and it took me 2 months to get a partial refund (less than 50%).

🌟 Note for readers: the property is trying to lie in the comments and didn't want to make refund without external pressure from booking.

UPD2: Some guests started hating my person in comments and due to my review. It also could happen with you as a guest.

1. The administrator initially promised a refund but later denied making such a commitment. There were six witnesses, yet the owner now claims no one was present.
2. The spa tub was not functional during my entire stay. It was declared “ready” only five minutes before checkout, making it unusable. The technician was also rude.
3. Several lights in the house were out of order and were never repaired.
4. A wedding was held on part of the property without prior notice to guests.
5. The terrace had a strong sewage odor, and no solution was offered.
6. The nearby river, highlighted in the property description, had dried up.
7. After my first complaint, the administrator ignored me and gave misleading information.
8. The property owner personally called me to refuse a refund and declined to cooperate with Booking.com. Both the owner and administrator also discouraged me from seeking help through Booking.
9. At breakfast, my order was mixed up, and I was served chicken instead of bacon without being asked about allergies—something potentially dangerous, as I have an allergy.
10. The property tried to bypass Booking by asking me to provide a Georgian bank account for direct payment, insisting it was “not their problem” if I didn’t have one.
11. The staircase was dirty, and I needed to wear slippers indoors.
12. Many cats were present on the terrace, triggering my girlfriend’s allergies.
13. Aggressive dogs were seen trying to get onto our terrace.
14. There were mice inside the house.
15. No ID verification was requested at check-in, which raised security concerns.
16. My personal information was shared in Facebook messages without proper identification.
17. I was offered an extra night, but the next day the administrator claimed the property was fully booked.
