B&B SanRock in Cuneo

I booked this B&B because it's very close to the Oktoberfest, about a 15-minute walk away.
I sent a message through Booking.com to let them know I'd be arriving before 4:00 PM, but I didn't receive a response.
Before arriving, I received a WhatsApp message with the B&B's location and to call.
We arrived around 6:00 PM and parked our car underneath the building because there are free white parking spaces. We called and immediately answered. The owner, who was far away, opened the building's front door for us, and then the door to the B&B, which is on the first floor and has an elevator. The B&B is very small, as there's this entrance as soon as we enter, and we found the keys hanging on the door. The double room has two bunk beds. There's no en-suite bathroom, so you have to leave the room and immediately find yourself in another locked door with a large private bathroom, but the rusty trash can needs replacing.
We had some difficulty opening the front door with the key card, but after 10 minutes the owner arrived and showed us how to use it correctly. Meanwhile, she explained everything to us and told us that breakfast isn't available at the property, but there's a partner bar. She remembered that the bar was closed that Sunday and refunded our breakfast.
Finally, I don't like the idea of ​​not having a bathroom in the room and having breakfast elsewhere, but we chose it solely for its proximity to the Oktoberfest.
The owner is very kind, but the overall cleanliness needs to be improved.

I could write a lot...it's not worth it...Don't go...dirty and smelly place. The owner, I'd rather not say. The low price doesn't justify such an environment. Appearances can be deceiving...I should have read the reviews. DON'T GO...TERRIBLE.

I don't want to sound vulgar, but all the conditions were there... smelly room... dirty sheets... extremely uncomfortable beds... the lady, who seemed kind but was actually anything but... when contacted to discuss some shortcomings, she even had the nerve to deny the obvious.
Trust me, the low price doesn't justify a place like this.

Disgusting and a great compliment, it was too late to leave, we had to make do. Very poor quality of cleaning in general, dust everywhere, the bed, truly INDECENT, the bedspread dirty from I don't know what, we took another bedspread that was in the wardrobe, and inside we found used underwear, stained sheets, pillows dirty with bauscia from previous guests. We had to use shower towels to sleep on.
Under a bar where they give you breakfast vouchers that doesn't open before 9.00.
But already at 7.00 people are smoking and shouting as if they were in a market.
Of course the lady is very kind, probably to try to compensate for so much squalor.
