Only a few positives.
The car was safely parked in a closed yard, and the area was quiet — just what we wanted to escape the noisy city.
Everything else was a list of negatives.
Our room (No. 16) shared a wall with another guest’s bathroom, so when going to sleep, we could clearly hear every sound from the neighbors’ toilet visits.
The bed had screws lying on the bedding — no idea why we needed those.
The bathroom had a black toilet and poor lighting, so it was impossible to tell whether it was clean or not.
The door was just a regular room door with some random key — no sense of privacy at all.
Breakfast consisted of a bit of meat, a bit of cheese, a tasteless croissant, and overripe fruit. We also had to sit at a long table with other guests — again, no privacy.
The room only had a skylight.
Check-in at 18:30 and check-out at 10:00 — I’ve never seen anything like that before.
The price with city tax was around €100.
In short, a total disappointment.

Very friendly host and the atmosphere of the place. We spent just one night during our trip through Italy, but we would definitely be happy to stać there for longer. Thank you very much for hosting us so well :)

A wonderful quiet and spacious room. Plenty of safe bike parking. A good breakfast too

Great location close to parkrun. (Less than 500meters) The family who
own this are friendly but be aware the parents cannot speak English. Google translate needed. Daughter in law speaks sufficient English to be understood

Very far from Venice Mestre, need to take regional train and bus, about 70-80 min journey. Also far from the airport, no public transport available in Early morning, need to take taxi, cost €27.
Although I paid extra for the breakfast, but just got 1 coffee and 1 pastry. No one is available at the reception. One night, there was no water at toilet, need to wait till next morning.
If you are traveling with car and you need to stay overnight, only then go to this hotel.

Very nice rooms with comfy beds, air conditioning and a modern rustic design. Breakfast is a decent version of continental style. Restaurants and markets with walking distance.

A very nice old couple welcome us, but they don't speak English. Very good outside garden, but a litte strange about room layout.

The PROs: Beautiful locally owned B&B with modern rooms and bathrooms. The rooms and bathrooms are private, but other areas are shared. Everything was clean and spacious.
Breakfast is served in a communal dining room, which incidentally is the reception during the rest of the day. Breakfast is ok, there's a selection of pastries and cookies, a fresh fruit bowl for each family. No cooked breakfast.
The CONs: The owners are an elderly couple that doesn't speak a lick of English. We arrived in the middle of the day to the property gated off and we had to wait with luggage and travel-weary kids to be let through to the main house, only to be treated pretty rudely, passports demanded even for a 2 year old and asked to pay using some arcane cheque system. The location is not good if you don't have a car. There is only one restaurant within walking distance and it's overpriced. We used the B&B as a jumping off point for exploring Venice, and for that, I wouldn't recommend it. If that is your plan, your best bet is to stay close to the airport and take the shuttle that runs every hour or so.

I would give this place 10 stars if I could! It is a gorgeous place! It is sparkly clean, with beautiful design and decor. The owner and his family are really nice, serviable and professional. They had a lovely beakfast and for the evening a good Prosecco :)
