Cleanliness. The restrooms had mold growing, paint peeling from the door frames, and unrecognizable yellow stains everywhere, dripping from the water heater and in the soap dispensers. The bed sheets had stains, and looked like they had been slept in already.
Service. As usual in Myanmar, the staff are friendly and helpful. However, they can only follow exactly their training. Smiles don't make up for a lack of answers.
Billing. Beware! They cheat you wherever possible. They charge foreigners more than locals. They also add surcharges that are not listed in writing anywhere. Even booking through a website isn't safe. Despite being shown a printed booking confirmation, they insist on adding a percentage to your bill.
