The condition of the rooms was unsatisfactory. Many power outlets were broken and the air conditioning did not function properly in some of the rooms. Additionally, there was no hot water available in several rooms.
The exterior of the property appeared neglected and poorly maintained.
The pool appeared to be poorly maintained and not cleaned regularly. Furthermore, rainwater from the roof flowed directly into the pool, which was concerning.
The service provided was subpar, and the bed linens and towels provided appeared old and potentially unclean.
It was concerning to discover that any door in the hotel could be opened with any key provided by the staff. This raised security concerns and was not acceptable.

I'll tell you this, I've been to the Paris Ritz and the Geneva Metropole. I have repeatedly visited various resorts in tropical countries. Frankly, I will tell you - this place may not have a 5-star level of service, but the breathtaking views, the sincerity of the staff and the general atmosphere of this place make this resort almost a perfect place for a wonderful pastime. I definitely recommend it!

This place needs a complete renovation. The rooms are so old and not clean. And the price is too much as well. One triple was 12k with breakfast. The only convenience is the location of the place. Also they don't even have a food or drinks menu. Breakfast was not worth at all. Not recommended.

Affordable with spacious room, but damp all the time and not enough ventilation in the rooms. The facility could with some repairs, there were off the power outages during our stay. AC works and there is cleaning of room on the daily basis, towels and changed every day ?. Breakfast buffer is nice and tasty and plentiful for 1000 LKR per person. (Off season 2017).

We stayed in guesthouse in offseason, july-avg 2017. Rooms are clean and not so modern, but it is great location and staff is very kind. We had room cleaning everyday and that was important for us since we have been here with two kids. Breakfast is ok, maybe a bit higher price (1000 rupies per person) but if you don't want hotels breakfast there is supermarket really close. They don't serve any other meals but breakfast. Electricity is a challenge here, could happen that it goes off for several time during the day and night but it is a problem for all Hikkaduwa. If your electricity goes off your AC goes off also :). There is beautiful terrace wit small pool right on the beach and you can have great time there. 10 min walking to the right is Hikkaduwa's beach.

The rooms were literally falling apart (one of the windows was actually off its frame, just leaning over the opening), firtiture looked very old and tired, power sockets were hanging off the walls with bare wires sticking out, half the lights weren't working, swimming pool hasn't been cleaned in years, stairway down to the beach shattered to pieces, also literally. Guests from other rooms were making a lot of notice in the common area with loud shouting and music way past 23:00. Rest of the resort facilities weren't working at all

Cosy small hotel with nice staff. Big tasty breakfast. Hot water. Good location. It's great to sit and watch and listen to the ocean in the evening.

Fine place at beach of Hikkaduwa. Nice view from the pool. Breakfest is nice with big choice of meals. Staff is very pleasent, always ready to help and give you any information that you need.
