A friendly host that speaks perfect English, lush quiet location, squeaky clean rooms with comfy beds, and a sweet coffee’n toast setup in the morning. We loved our stay.

Phaya Inn is located in a leafy area just to the north east of the main commercial area of Lamphun. I stayed here for two nights when passing through town. Usually I pick somewhere central, but I'm glad I didn't in this case because it was one of the best experiences of the trip. The reception area is in its own annex as you enter, with the rooms in a separate building to the right and connected by a foot bridge. The complex is secure, quiet and well-organised. Comfy rooms and nice little balcony with counter seating. I liked the breakfast area, which is open air and attached to reception. Great spot for a morning coffee and a catch up on the news. The staff were very helpful, going above and beyond and even drove us to the railway station on check out day. One last thing. I wouldn't have thought so for budget accommodation on the outskirts of Lamphun, but the staff spoke perfect English. Better than a five-star resort to be honest... and very helpful with travel and reservation advice. Highly recommended. If I ever did a long stay in Lamphun, I would choose this place.

Turned away after two phone confirmations — not recommended for foreign guests

I confirmed a monthly stay by phone — twice — and was told the room was available. After traveling over an hour in the rain to get there, I was suddenly informed I couldn’t rent the place because I’m not Thai and don’t work in Thailand.

When I asked why no one contacted me to cancel, the owner said, “Our landline doesn’t show call logs.” That’s not a real explanation — just a convenient excuse. My number was already on record, and a simple message would have avoided the whole situation.

After seeing I was visibly upset, the owner changed her tone: she offered help, said I could stay, and even drove me back to Chiang Mai. But by then, the damage was done.

First a refusal based on status, then a sudden gesture of kindness — it left me questioning what kind of treatment to expect here.

If you’re a foreign guest (especially solo), don’t rely on verbal confirmation. Get everything in writing — and have a backup plan.

Phaya Inn is a very pleasant family hotel with a beautiful garden and spacious, tastefully furnished rooms with balconies overlooking palm trees to sit on. The lobby and the whole hotel is decorated with an artistic touch, so it is very pleasant. The staff is extremely friendly and helpful. It is close to the center and the main attractions. Bicycles are available to guests. For breakfast they serve toast, jam, coffee, tea and cocoa, as well as biscuits. The price for this service is more than reasonable. We will definitely come back.

Lovely very well kept hotel about 600m walk from old town and the Friday night market. Very clean room. Soft enough mattress and pillows. Plenty of hot water in the shower. Good quiet air conditioner. Breakfast on a picturesque veranda offers juice, coffee and toast to start your day which is sufficient. Plenty of secure under cover parking for cars and motorcycles. Having stayed in hundreds of hotels around Thailand this is very good value. Excellent English speaking owners on site to assist you also.

My room was very clean, quiet, and the bed was quite comfy. It was the best sleep I'd gotten in several nights after staying in a party area of Chiang Mai. I enjoyed sitting on the little balcony at night to breathe the fresh air and look at stars. In the morning they provide a simple breakfast of instant coffee, bread to make toast, and some packaged snacks. It is run by a family, and the woman speaks great English. She has a degree in hotel management from the USA, and it shows in how the place is run. Her husband doesn't speak very much English, but he is equally friendly and helpful. As I did not have a car, they loaned me a bicycle to explore Lamphun (old but serviceable), and arranged for a taxi pick up to get back to Chiang Mai. They also gave me a map of the city and recommended places to visit and eat.

My second stay here and nothing has changed, this place is beautiful and very well kept, a sort of American breakfast is provided for Bht100. Conveniently located within walking distance of the town or the railway station, they provide bicycles for the guests if you want to explore further.
