location, staff, bungalow, gardens and pool, owners, everything here was perfect. the room/shower was spotlessly clean and sheets/ towels as and when needed. I had no issues with aircon or Internet which both worked without fault. only one time was the water pressure low, which was fixed in minutes! there is plenty of free coffee/tea/ sugar and toilet roll daily. an indoor aircon hall to eat (pizza was very good) and play pool was very pleasant. the pool isn't so big but it's cleaned daily and is very relaxing. the staff are excellent, warm, happy and more than willing to help out if needed and share a joke, as is the owner. a genuinely warm and honest guy who will make your stay here all the better. I was situated by the gate, which is next to the small soi. for me, it wasn't a problem. yes, there is some noise from traffic, but as I say it wasn't a problem. reasonable priced restaurants are nearby and a 10 min walk to the beautiful beach. I highly recommend staying here and will definitely stay again.

Filthy rooms, asked to change, they didnt have a similar room so i asked to pay the night I spent and leave, they refused to reimburse the remaining nights.

Avoid this place.

You couldn't offer a similar room to the one I booked unless it was substandard (dirty, unsafe etc...), regardless of whatever terms you are refering to, it is illegal to advertise a product and give another to a customer.
The second thing is I didn't cancel (modify actually) the reservation, the booking agent did.
You are retaining money that is not yours to retain it is also illegal.

Your reply is perfect it shows your "customers" the value you put in them.

Third booking and it's just excellent value. It's a bit like a caravan or holiday park vibe but less officious. Staff are sharp enough and kind. Excellent English at the front. Very close to the beach. Sea breeze. Haven't used the AC except at night oddly. It gets humid late.

Convenient place to stay considering my cats, short walk to the beach, convenience stores nearby. The place has a nice communal vibe.

We stayed here recently and there are definite positives. The hotel accepts dogs at no extra charge, only a refundable deposit if your dog leaves the room in good condition. That’s a big plus. The staff were friendly and helpful, and our bungalow had been refurbished and looked clean.

On the downside, our bungalow was right by the gate and the road, which wasn’t ideal. More importantly, the hotel only cleans rooms every other day. For a beachside hotel, this makes no sense. I’m not expecting sheets to be changed daily, this isn’t a five-star resort, but at the very least sand should be cleaned out and towels replaced if needed. This is standard practice in most hotels. The fact that this is not mentioned anywhere when booking left me feeling misled.

A shame, because with proper daily cleaning, I would have rated this place much higher.
