Place comes with downside for example it's almost very edge of the town access to cafe or food places are limited you do have two seven elevens to help you with anything need.
Also note the hotel lacks elevator that means having heavy bags needs to be hauled by the guest 3 floors but not a deal breaker. If your looking for some physical activity.
Phuket to catch a ferry to Koh Samui. Arrived to Don Sak when it was dark already. And it was a pleasure to settle in a nice hotel. As it seems there’s nothing in the area. However, if you arriving late note that it might be hectic to find some food. As there’s a few places that work in the evening. We sticked with 7/11 snacks. Rooms in the hotel are very decent and comfortable. But if you want to have a nice sleep o I suggest you to use ear plugs as there’s a lot of noise from the fishing boats and small ferry boats. Earplugs were provided. Breakfast is simple but better than nothing. Coffee and sandwich. There’s no elevator in the hotel, so you might have to carry your stuff upstairs unless you can leave it in a car. There’s a car park also nearby. Very convenient. It’s a 7 min ride to the ferry from the hotel. Nice.
But there is a very huge minus - soundproofing!

With the first rays of the sun, old boats with terribly noisy engines begin to drive, carrying people from shore to shore.
Fishermen gather at the boat stop and talk so loudly that it seems as if they are in your room.
If you want to sleep well, you won't be able to do it in this hotel!
The staff was also very polite and nice.
The rooms were very clean and reasonably priced.
We didn't regret staying here at all.
I inquired with the desk about transportation to the pier (at the time I did not know the pier is literally a block away). The clerk apparently didn't know either, because she called someone to assist me - I assumed this was a fellow hotel employee, but when the person arrived I learned she was a tour guide. This tour guide explained the ferry schedule and prices to me and said she could provide transportation to the pier. She asked for a 2000 bhat "deposit" which I found strange, but whatever, I agreed. 300 for transportation to the pier, then another 1500 for transport upon arrival in Koh Samui to my hotel, then 200 for her "fee." The next morning she picks me up and asks for another 300 bhat for fare, so 600 bhat total for fare. Okay, I agree, I just want to get on the boat at this point. We get in the car and leave the city, driving for about 30 minutes before we reach the pier. Upon arrival I immediately notice how familiar the scene looks. I don't need to consult Google Maps but I do anyway, confirming we are a block away from the Blue C Donsak, which we left 30 minutes ago. At the pier, this tour guide speaks to the boat operators, then tells me they are sold out of tickets. She tells me to wait there - she's going elsewhere to get me a ferry ticket. After she leaves I speak to the boat operators. What do you know - they have plenty of tickets! I buy one, 450 bhat for the speed boat. As I'm about to board, the tour guide returns and is very surprised that I already have a ticket. She has the boat operator refund me, then immediately gives me the ticket she bought me for 450 bhat. I suspect she would have charged me at least double had I not already bought a ticket.
Upon arrival in Koh Samui I learn the fare to my hotel is 150 bhat - not, of course, 1500. So I'm out 2000 bhat. I partially blame myself; I've been in Thailand long enough now to know to never trust tour guides. A momentary lapse in judgement.
So tldr, great hotel for the location but do not rely on them or any "tour guides" they put you in contact with for ferry tickets.
