Great little family run boutique hotel/guesthouse close to cascade and a short walk from the city centre. Owner Artak and his family are all very kind and friendly. The access to the property is via stairs in one of the older neighbourhoods of yerevan. Rooms can be a little warm however for the price its an absolute bargain and the hospitality is second to non.

I gave it a 5 because the spartan conditions were fine for a couple of nights. The mattress on the bed might have been a bit of a problem, but I didn't have any particular issues. The location is very convenient—near the Cascade, above the city center, with a great view. The hosts are polite and friendly.

The room is very clean and has a refrigerator, washing machine and kitchen supplies. The only bad thing is that the fan is not cool enough and the location is halfway up the mountain. acceptable

This is a family hotel. It's on a mountain. You can't get to the door by taxi. You have to climb up about 30 narrow steps. It's very inconvenient for people with large luggage. In addition, all rooms do not have air conditioning. In the hot summer months, the room temperature is 30°C, making it impossible to sleep. There is an open-air balcony. You can wash clothes and cook.

It's great, the location is on the mountain, the view is unbeatable, the host is very nice, the room is fully equipped, I even used the washing machine to wash my clothes

A guest house with four rooms is in the process of finishing, some little things are still missing - hooks for outerwear in the hallway, a light switch by the bed. But this is repeatedly compensated by the courtesy and friendliness of the owner and a convenient location, between the Matenadaran and the Cascade. So to speak, the spiritual and entertainment centers of Yerevan. As well as a magnificent panorama from the terrace. Another feature that is better to know about in advance is a narrow ladder leading to the gate along a steep slope 30 meters high. The owner will help with suitcases, but if you yourself have difficulty walking, this can be a problem.
