Guesthouse Pension Kod Irene in Gradac

So. We are spending a week in this 3* pension Kod Irene. I believe that the food in the main restaurant is great, but guests are eating upstairs and different food.

The breakfast is a bit... Sad. One kind of white bread (partly leftovers from the the dinner), one kind of jam and butter. Some cheese and ham, some cucumber and tomatoes. And something I have no idea - maybe few tiny pieces of pate hiding in small plate. Cornflakes, oatmeal, yogurt. Boiled eggs. Like, not bad, one can eat full in the morning, but it would be better to have fresh pastry, maybe two kinds or maybe something slightly different every day. Croatians have amazing types of bread, salty and sweet, why not have it in a hotel? Also one day with different cereals would be nice. And I really missed fruits.

Dinner - you can choose between 3 main meals. But they are not the quality you see in the restaurant, but more like 'meh' school kitchen. Lots of olive oil and universal spices. Not saying the food is particulary bad, but soups tastes almost the same, salad is not a salad, just cutted tomatoes or cabbage, and first day dessert was banana. Well. The fries are good.

Accomodation. Our room nr. 5 is... small. So small you cant open a balcony and then go past the bed. Or open the door to the bathroom fully because it is stopped by the toilet. Tiny washbasin is stucked between the wall and shower. And if you have to pee in the morning and you forget to put shoes on, good luck with your toes and little fingers. Ouch. Also the smell from the drain is terrible almost every time you flush the toilet.
The bed is old with springy matress, and really noisy. There is no proper bed sheet, just a plaid from very slippery fabric, so every day when you wake up, you see matress under you since everything is crumpled.

To sum it up - this is not 3*. Even if you look for standarts for this type of accomodation, there are things missing for being able to afford this rank (furniture, drinking glass, tv, whatever.) Overturn the messy tablecloth instead of putting a clean one? No hot water in the first day and in the mid-day? Seriously?

I dont mind older housing, older furniture, no tv ect. I am outside for most of the day. But when I pay for 3*, I expect to get some standart and hygiene. Nice view and beach in front of the pension are not enough.

EDIT: So apparently the pension is 2*. We got wrong unformation from our travel agency.
