This is a family owned and run operation and the hospitality was fantastic - they gave attention to every detail and made our stay a life time memory. We had the five course dinner under the pergola and evening skies and it was spectacular. The breakfast was also super. Wish we would of stayed for more than one night. We hope to return again and will highly recommend.

It's just a wonderfully peaceful and beautiful place. Alessio, Ines, Susi and Rosa are all just the best. Home grown/cooked food is spectacular. A place you'll come back to (our 12th visit)

Excellent location, five minutes drive from the airport and quarter of an hour to Centro storico di Perugia. Spacious, nicely air-conditioned rooms. Very hospitable staff.

The house has a history of 1600 years. Italy is such a magical place. The room is very large and the ceilings are very high. It is very comfortable to live in. I will stay here again if I have the chance.

We booked this property based on the positive reviews. This historic residence dates back to the 14th century and is strategically located for visiting Assisi, Spello, and Rasiglia. The room is antique-style and clean, but we weren't impressed with the bed or the restaurant. We had a huge family suite in this fabulous old building. The breakfast was delicious, everything fresh and tasty. The receptionist was exceptional, extremely helpful and welcoming. It is vet conveniently located, with easy parking outside. Recommended

This a fantastic 13th century former castle near the airport (5 mins) reasonably priced. The staff are fantastic and one has just said taxi's are too expensive and is going to take us to the airport. That is real excellent service

Rosa de Assisi was like a paradise to me. Very welcoming, helpful and accommodating owners were always happy to answer the questions and fulfill our wishes. Rossa de Assisi was the perfect place after craziness in Rome. Quiet, slow atmosphere with joyful owners made us feel happy. Wonderful stay at this apartment. The owner was so nice, gave us a ton of very helpful information for things to see nearby, and just provided a lovely experience. The rooms were comfortable, the parking was easy, and the area was beautiful (like a desert spa). Italians seem to be super friendly in general, but the host here still stands out as one of the loveliest people we met during out trip.

From the reviews I'd read, I expected worse. Overall, the hotel isn't bad; it's large and in a good location for visiting Umbria's towns. The room was large and clean. Breakfast could definitely be improved.

Excellent location in the edge of Bastia Umbra, set in its own landscape. Rooms are in the first floor with views of garden or Assisi.

Really varied breakfast with many sweet options, including homemade cake, but also cheese and cold meats. The staff was superfriendly and you can speak English with owners. Large garden, friendly dogs, fenced, secure area around the house and convenient shadowed car park. There is lot of handouts, guides and maps of Umbria, Perugia, Assisi available.

Been in Italy for 8months working & this is by far the best experience I’ve had in a local Italian hotel…food was excellent FRESH

We areived past the 10pm check in and they stayed for us which was great. The room was nice and the bed was comfy, but the air-con didnt work so was a very warm and uncomfortable first night in Italy. Breakfast was good with a good variety. The staff were all lovely and very helpful.

The hotel is easy to reach and has it’s own in-house parking. The outdoor recreation area and the pool area are exceptional. Pls consider that the area is used for weddings having an impact on your personal freedom as hotel guest. Otherwise the spot is an excellent choice.
