Two of us stayed here just for the one night. We were given room 9. Please beware, if you have mobility issues etc you need to ask for a low floor room. Room 9 is up about 6 flights of slim stairs. (Reception is down a very thin, steep set of steps). Our room was a family room and had 3 beds. They all had duvets and lots of pillows, there were also some fluffy blankets where the clothes hangers were, but they werent needed as the radiator kept the room warm. The beds were comfortable. The blinds were ok, not black out so light came in, even in November.. There was a weird little old window which was 3/4 covered by a picture but the light came underneath it. Tray with tea / coffee / glasses and little milks - need more milks esp when there are a couple people in the room. The bathroom was tiny as other reviews say, nowhere much to put two females' washbags, make up, hair brushes etc. The shower was tiny but it gave hot water when we used it. Teeny weeny sink. We slept well, apart from some drunken numpties at about 4am yawping outside. Plenty of plug sockets. TV working fine. The location is ideal for the Pier and the shops - its a bit of an uphill trek to the train station and the Queens Road Shops and Brighton Centre. (BC is about a 20 min walk) The lady (staff) was really nice, helpful, helped us out with places to go. Read some poor reviews but overall you arent booking a 5* hotel, you are booking a 3* Guest house. If you dont want to pay summer prices for a GH and not a hotel, dont, its that simple. We were quite happy with our stay.

The room is in a great location, right next to the 12A bus stop, making it very convenient to get to the Seven Sisters cliffs and the train station. The price is very reasonable, the beach is right outside, and the city center is within walking distance.

Would not recommend for young familys. Others ok.
Room was reasonable however priced high given the overall condition. Location good. Me, my wife and child had a room which would have been fine however. At 9pm when we arrived back all seemed ok, later on that night around 11:30pm others started returning. No issues about whenever others decide to go back but be considerate, you are not the only ones staying in a hotel, others might be trying to sleep. This particular family talked out front, then entered property one by one closing door everytime. Then when upstairs seemed to do laps around a room and continues to shower and use / flush toilet constantly until 1am ? After this it seemed to go quiet for a while with the odd bang here and there. Wife decided to put phone on with music so we all could sleep. At 6am when it all kicked off again i actually went to see what all the racket was about and where it was, it was so loud it wasnt the room directly above ours as it was vacant it was the one above that number 7 in pic!! They were so loud we could here them floors away. This time it sounded like i was in a market just standing in the hallway. Sounded like at least 6-8 people in this small room shouting at eachother and at least two people on loud speaker on a phone. The cheek. I then mentioned on check out, they said we should have called them. Not sure what difference that would have made. Maybe it was just this indian family being extremely inconsiderate towards other hotel guests but hotel didnt seem at all interested.

Room was like a dorm. I saw the same carpet in my daughter's apartment in Philadelphia. It had odds and ends of furniture pieces through in amongst the beds.

Cute place by the water
Loved this little b&b. Area is walkable, lots of shops, restaurants and things to do. Close to the water and about a 20 min walk from the train station. Floor is definitely slanted but other than that this place is wonderful. It’s fairly quiet, has a window, a fridge and a small but not too small shower. The cable didn’t work but the staff tried to fix it for us. Check in was friendly and accommodating.

excellent location, super clean and good size rooms we stayed in a triple room. The view is really nice and the staff made us feel welcomed and at home. We will definitely come back when we visit Brighton next time. :)

Great location, very central. Room was okay, but one of the beds was uncomfortable. small toilet with tiny shower. It's good for one/two nights.

I was given great and speedy customer service at check-in and check out.
The single ground floor room was room clean, quiet, and had a comfy bed. Unfortunately, there was no breakfast on offer, which was stated on the booking platform, but I found an adequate alternative locally.
I would visit again when I'm on holiday in the Brighton area next time.

Property in a great location, and our room
was good size with comfortable beds
But interior is quite run down, giving it a grubby feel, even though the place was fairly clean

We were treated awfully. The food we got was horrible, chips were worse than McDonald's chips, and the meat had no taste to it. We complained and were offered new food but explained we didn't have the time. Instead we were given just 20% off our bill (having only eaten maybe a fifth of what was on our plates) and then talked down to by the manager.

My partner is also in a wheelchair and aside from when we entered to begin with they were not given any assistance with the heavy doors in and out of the building even when staff were nearby.

A complaint has been put in. The only saving grace was our server who was happy to help but could only do as her manager advised.

A mixed bag. Food was good value, service was excellent, a good drinks selection... But was given a dirty glass and the bathroom was in poor condition.

I went along with my peers for dinner and some of us ordered a beer too. They needed to check we were above 18 years old and therefore asked for our IDs. I presented them my Spanish identity card to which they replied that they needed something from the uk which of course is completely absurd as I was simply visiting Brighton that week. I not only gave them proof of my age with my ID, but also provided them with my Driving License (which in the EU is the same document for every citizen) and my UK student card. They wouldn’t accept any arguing they needed my passport. Besides, they threatened to kick me and my friends out if they dared to get a beer for me with their British IDs. I have contacted the authorities and they have said they will investigate my claims further. Good luck after Brexit

STAY WELL AWAY!!! DISGUSTING SERVICE
Waited an hour for food to arrive only to then have everything go down hill. My bf ordered chicken with chilli and cashew dish, which tasted and smelt of fish, I appreciate there is fish paste in thai dishes as we always eat Thai however, never have I smelt or tasted anything like it, neither of us was able to eat it as we don't like fish.
I called to advise and they said they would send another dish, I declined as we wanted to eat together not reheat mine when his arrives... So I said could they just refund. The woman on the phone then said to bag the dish back up for her driver to collect. I said that's fine however he had his noodles ect in the dish, so means he won't be eating!!!. Long story short I was called a liar and told I obviously haven't eaten enough or just want money back and too keep the dish, this infuriated me as I was being called a liar to which I said for her driver to collect the full meal, refund us and I shall be putting this all over social media as that isn't on
Low and behold she then said she never said that.... So again I was called a liar. So 21.40 on a Friday night we have no food, I've been called a liar and am absolutely disgusted. I am still waiting for the driver to return to collect the food and refund me!!!!!!

They phoned me 45 minutes after confirm my order to say it was going to be a £ 1.5 extra charge for delivery. They should have said that when they confirmed the order. I am really upset about the way they cheated me. They were late as well.
