Good location near to the pier albeit no views in our room. Clean room with nice bed and good shower in the en suit. Hosts are very receptive to requests - we asked for more butter one morning and then they gave us additional butter without us having to ask each subsequent morning. They also remembered our breakfast order and checked we wanted the same each day, consisting of 2 bacon, sausage, egg, tomato, mushrooms, beans, toast, jam on the table and tea or coffee. Plenty of tea and coffee in the rooms. Daily cleaning was excellent, folded any clothes left out and put pyjamas in the bed. Overall, excellent stay with plenty to do in Brighton. Would recommend and return.

The smell of moisture was terrible; I could not sleep. There were signs of moisture in the shower, and the bed was moist. There was no lamp over the bed, and the Wifi signal was unstable, so I couldn't work. The water boiling container was dirty. I could hear every step in the room above. The photo is not from the room I booked. I moved out after one terrible night. Do not go there.

I’ve just had a booking made for April 2025 cancelled. Apparently, this place is changing ownership in October and the new owners are not honouring bookings. Staff are not being kept on either. So it sounds like it might be undergoing significant changes.

Perfectly situated for a weekend away. Check-in was flawless and easy. The room was clean and great value for money. A short walk to the promenade, local shops, cafes, restaurants, bars and The Lanes. Wonderful stay and well worth coming back to.

This guest house needs alot of TLC, it’s very dated, looks tired and worn out. The blinds were not working properly so when they were pulled open they we all crooked and falling off at the top. The carpet had stains on, there was mould in the shower and the shower figment was coming out of the wall. It’s old and creaky so you heard people in the rooms above and when walking up and down the stairs. No plug sockets to use the hairdryer unless you unplug the TV. The shower went cold mid-way through a shower, quite tight to get in and out of the shower with the sliding door. After being greeted by Rosie when we arrived, we then never saw the owners at all. But it was a nice touch that she put some small cakes in our room as we were celebrating a birthday so it was a shame the effort is not put into making the guest house a pleasurable place to stay. We wouldn’t return.

Great 2 night stay with my teen son at this guest house. Communication before and during was excellent (check spam folder for reply emails!). Very friendly welcome at check in, very helpful with parking using guest permits in the local area. Clean room and bathroom. Not the biggest room but completely adequate for our needs. Comfy bed. Decent hot shower. Tea/coffee facilities in room. Space to hang clothes. Location is excellent! All in all a pleasant clean and comfortable place to stay for 2 nights whilst exploring Brighton.

WORST GUEST HOUSE IN BRIGHTON Unexpected and Disappointed experience, Rubbish Guest House. Price is too high. Room is too small and not tidy, full of dust in the room. Unstable Hot water supply. Broken facilities. Not recommend to everyone.

Great location with nice view of the sea. Room was lovely and clean. Nice cooked breakfast made to order, which included a veggie option. Friendly staff. Really relaxed atmosphere. Recommended.

We were treated awfully. The food we got was horrible, chips were worse than McDonald's chips, and the meat had no taste to it. We complained and were offered new food but explained we didn't have the time. Instead we were given just 20% off our bill (having only eaten maybe a fifth of what was on our plates) and then talked down to by the manager.

My partner is also in a wheelchair and aside from when we entered to begin with they were not given any assistance with the heavy doors in and out of the building even when staff were nearby.

A complaint has been put in. The only saving grace was our server who was happy to help but could only do as her manager advised.

A mixed bag. Food was good value, service was excellent, a good drinks selection... But was given a dirty glass and the bathroom was in poor condition.

I went along with my peers for dinner and some of us ordered a beer too. They needed to check we were above 18 years old and therefore asked for our IDs. I presented them my Spanish identity card to which they replied that they needed something from the uk which of course is completely absurd as I was simply visiting Brighton that week. I not only gave them proof of my age with my ID, but also provided them with my Driving License (which in the EU is the same document for every citizen) and my UK student card. They wouldn’t accept any arguing they needed my passport. Besides, they threatened to kick me and my friends out if they dared to get a beer for me with their British IDs. I have contacted the authorities and they have said they will investigate my claims further. Good luck after Brexit

STAY WELL AWAY!!! DISGUSTING SERVICE
Waited an hour for food to arrive only to then have everything go down hill. My bf ordered chicken with chilli and cashew dish, which tasted and smelt of fish, I appreciate there is fish paste in thai dishes as we always eat Thai however, never have I smelt or tasted anything like it, neither of us was able to eat it as we don't like fish.
I called to advise and they said they would send another dish, I declined as we wanted to eat together not reheat mine when his arrives... So I said could they just refund. The woman on the phone then said to bag the dish back up for her driver to collect. I said that's fine however he had his noodles ect in the dish, so means he won't be eating!!!. Long story short I was called a liar and told I obviously haven't eaten enough or just want money back and too keep the dish, this infuriated me as I was being called a liar to which I said for her driver to collect the full meal, refund us and I shall be putting this all over social media as that isn't on
Low and behold she then said she never said that.... So again I was called a liar. So 21.40 on a Friday night we have no food, I've been called a liar and am absolutely disgusted. I am still waiting for the driver to return to collect the food and refund me!!!!!!

They phoned me 45 minutes after confirm my order to say it was going to be a £ 1.5 extra charge for delivery. They should have said that when they confirmed the order. I am really upset about the way they cheated me. They were late as well.
