I like the accommodation but there a single flow that is there is no attached bathroom/toilet, it is common restroom be careful before you reserve

We had a great week at Aynetree Guest House. Everything is high quality. Very clean, fantastic breakfast and very nice hosts. We really felt welcome. We highly recommended this guest house. Thank you Anne and Brian for a very nice week.

The room was clean and decorated nicely with a tall ceiling. Breakfast is included and was phenomenal. The breakfast room is decorated impeccably and there is a wide variety of food, between the regular various cereal options, several juices (apple, grapefruit, and orange), multiple teas, coffee, toast, jam, eggs, bacon, mushrooms, baked beans, haggis, black pudding, porridge, dried fruit, and nuts. There may have been more that I cannot remember at the moment. It is all served fresh and hot. The owner also provides tips and a map on traveling via bus, along with which routes to take, and is friendly and helpful. Tickets to Edinburgh Castle can also be purchased from the owner, allowing you to skip the long queue at the castle and go straight inside. Aside from having difficulty getting inside the first night, our stay has been wonderful. I highly recommend staying here (and checking in before the doors are locked so you can get a key).

The breakfast is amazing, the owners are very friendly and offer a lot of help for visitors, and the rooms are clean and well decorated. The only negative is that when we arrived, we could not get in (later we found out family health issues had caused an unexpected departure). Luckily another guest opened the door for us and it worked out.

Two live wasps were in the room. Owner offered a downgraded room that had toilet outside the room. We had paid for en suite so we refused his offer and he agreed to refund us the money we had paid.
I’ve had to message the owner few times to take care of the refund but I haven’t had any update.
I now have to deal with the hassle of reporting the matter to the platform to get my money back. This is a headache I could have done without so I could enjoy my holiday.

Fine, but overpriced considering the room and amenities. Not soundproofed as advertised which was an issue with a room facing the street, size was smaller than expected (despite not being the 'basic' room), lamp was faulty, and we had issues with heating that needed someone to come and help resolve. Less of a guesthouse than advertised, felt more like a budget motel.

Great location with busses outside the guest house direct to the City Centre every 5-10 minutes.
On-site parking which is great also but limited.
Its quite self-service as there isnt anyone to greet you are just left a key and have to phone them up when you arrive.
Take your own towels as there were none left for me in the room which I found strange.
