Nice place, comfortable, good position. The private bathroom is not accessible directly from the room, but it's not problematic.
It's quite and you can relax easily.

The most dangerous place never seen in my life because of broken plugs and wires wrapped with sellotape. The first night there wasn't hot water either...a nightmare

Don't stay at this guest house. We had a terrible experience and I'm extremely disappointed. The rooms are quite dirty, there was mold all over the bathroom, and the owners are completely non-existent and unhelpful. If you have a room with a "private bath," it is not en suite, it is a separate room down the hall. There is no turn-over service, period. Everything is terribly outdated and in desperate need of maintenance and updating. The beds are full of uncomfortable metal springs and the pillows are flatter and worse than the ones you get on planes. The worst thing of all is that we returned to our room in the evening to a hallway filled with cigarette smoke (non-smoking hotel). We buzzed the owner and knocked on their door beginning around 7pm to try and have the issue resolved. No one was on site and no owner returned to the site the entire evening. We ended up giving up and going to bed to a smelly disgusting room around 10pm. We left the owner a note that we were bothered by the smoke and would really appreciate it if the situation were taken care of. Nope - nothing. No response, no action. Woke up at 8am the next t morning to smoke again. Came back to the hotel at night to smoke. The owners wouldn't even show their face for check-outs. They put a note in the entrance way that says just leave your keys here upon checking out. They take no responsibility or care over their facilities or guests. It was a terrible experience, the worst place we stayed our entire two weeks in England and Scotland. Stay away from this place at all cost. It should really be shut down and boarded up

Great for a couple of nights if it's a cheap night out in Edinburgh, room was clean and tidy. Bathroom was privet but off a shared corridor, had a lovely chat with some I bumped into whilst dripping wet from my shower. Good service. Easy.

I stayed here for a few nights at a cheap non-festival rate of £26 a night. The room was absolutely tiny, you had to crawl over the bed to get to the window. The advertised "garden view" was just a little glimps of some shrubbery through a basement window.
The "private bathroom" consisted of a small toilet room across the hall, unlocked, and a shower room next to it, also unlocked and positively filled with mold. Due to the abundance of mold, I couldn't use the shower room at all, just opening the door made me cough and gasp for air. There's a sink in the tiny bedroom, which is usable for brushing teeth and a quick wash, but is surrounded by carpeting, so that's a bit odd.
The room is reasonably clean and while you can hear every word your room neighbours utter, it was actually relatively quiet.
All in all, it was acceptable for the low price I paid and for just three nights, but as it's quite more expensive during busier seasons, I'd advise to find a better place, especially if you're staying for longer than just a few nights.

This living experience far exceeded my expectations. It was very clean and cozy, the facilities were new, and the overall decoration of the house was very elegant. There are many supermarkets and restaurants downstairs, and the transportation is convenient. It's great!

Initially disappointed by the tired decor, broken blind and sofa, photos not truthful and concerned on finding negative reviews saying the same ( I’d only seen positive on booking). It was expensive and given too many stars. However I realised Edinburgh is expensive and over priced like London and actually we ended up having a lovely stay. I prefer character to modern. It was quiet even at the front we used shutters to reduce noise, bed comfortable ( new mattress possibly), warm , clean , everything worked well (except a blind and sofa) , breakfast was lovely and reasonable and owner was very helpful and responded quickly by text. We would stay again but not at the price advertised. It was very convenient for getting many different buses and not far by taxi from station. Shops and restaurants close by.

Very shabby room was not ready until an hour after check-in time. From then we never saw a manager or any service personnel or even towel service. We question the legitimacy of the reviews shown on hotels com for this location.

My order was over an hour late, wrong and cold. They have your number and email address but fail to keep you up to date. Their number rings out so we had already arranged other food by the time they delivered. My official complaint to Pizza Hut was met with a stock response and I was unable to take it further via the link in their email. I believe they do offer a £10 voucher for late orders but apparently not to me.

Always makes me sad to leave a poor review - but after many orders for work events, I have to conclude that the staff are just incompetent or don't care whatsoever. We've never had an order a.) be delivered on time or b.) contain what we ordered via the online portal. How hard can it be guys?

JUST AVOID!!!!
I placed an order for a pizza and a Ben & Jerry's ice-cream (4.99£) yesterday afternoon (27.8.17). After an hour and a half a very rude driver delivered a cold pizza and a melted ice-cream. Before this delivery he phoned me three times to ask about my address, as obviously he had a wrong one, and then he demanded from me to walk where he had parked - half a mile from my flat- to get the pizza!! After my refusal, he finally arrived with the melted to milk ice-cream and the cold pizza! I returned the ice-cream back (far too hungry to return the pizza), calling at the same time to the store explaining the situation. The man on the phone apologized and offered to send me a new Ben & Jerry's ice-cream. After 28 hours and 4 phone calls later, I am still waiting for this bloody ice-cream! Staff on the phone was really rude, the driver was rude, they claimed no proof of my delivery/orders/phone calls etc. as they are totally unorganized! It is just your word against theirs!!! AND THEN THEY LIE ABOUT SENDING IT TO ME!!!! DO NOT ORDER FROM THEM AGAIN!!

Appalling service, delivery person was so rude, saying cannot wait even for 2 min for me to get to the gate from my apartment. The managers support this behaviour and have no decency to apologise. I will never ever go there!

The waitress was really sweet. I recommend the express lunch menu, where you can get their authentic Italian food at a great price. I had the ham and mushroom risotto, which was pretty good. There’s a variety of pizzas, pastas, etc. to try. They also have a good minestrone soup.

Booked in at last minute and accommodated well. Meal was delicious but when it came to paying, I wanted to pay this at the till as I wanted no fuss at the table from my family. The Head of restaurant/owner was very rude to waitress then to me insisting I go back to my table. Granted it was a busy night but no excuse for treating a paying customer this way. Felt like I was a naughty child when all I wanted to do is pay the bill. I am a woman of a certain age and did not appreciate being treated like this. I did write to them but 1 week on I have had no apology. 2 WEEKS ON AND STILL NO RESPONSE TO MY LETTER. HOW RUDE.

Papa John's delivery is a godsend for those days/weekends you're feeling rough or just can't be bothered going out to buy food. They always have deals on, pizzas taste amazing, and I've never had any problems with my orders in the two years I've been doing it. Delivery staff are always very friendly as well. Would choose over Domino's or Pizza Hut.
