We have stayed on multiple occasions at 27 State Street B&B. We have always had nothing but great things to say about the accommodations and especially about the Host, Donna. She always made our stay, with our dog, very special and we loved to chat with her as she set up the amazing breakfasts for us and the other patrons staying there. Sad to say that the new ownership seems to have brought that to a screeching halt. Donna is no longer there and when we tried on several occasions to call and inquire about staying there in the coming weeks. The lady that finally answered the phone (after not returning any messages we left) was very rude and suspicious of why we might be calling the number listed on their own website. When we asked her about availability, she curtly said there was none and when we asked why, she said I can't tell you. Not what we were used to by any means. We will (have) found another pet friendly place to stay in the Quarter this spring and will no longer attempt to make a reservation with them. I have no idea why they treated us, multiple-time returning guests, so rudely, but we got the message and have moved on. Any prior recommendations I gave about staying here will be tracked down and removed as this is not the same place under the new owners!

Since this place has changed hands and Donna House is no longer the manager, there is zero personal touch, congeniality, warmth and over the top care and concern for the visitors! Prices for the rooms are higher and no improvements at all. Montgomery is the person we e mailed, we never met her, as she is not on site so in the event of a problem, there is no recourse, other than an e mail. My wife and I were given enough towels and toiletries for the first two days. We sent an e mail and eventually the cleaning lady showed up with more supplies. The personal touch is gone! No more breakfasts on the veranda every morning, personally prepared by Donna. We received breakfast gift cards for local businesses. We ate at Ruby Sunshine that was only a block away and opened at 7 am. Meals were good. We ate at Millers All day on King Street, but we ate at the Mt Pleasant location. Food was good there too. We weren’t impressed with $3.75 fora cup of coffee, but it was satisfactory. As I understand this arrangement, Montgomery lives in Greenville, SC so if any problem ever arose, there is zero recourse! My wife and I love Charleston and loved 27 State Street B and B, as we have been staying here since 2009, intermittently over the years and twice annually in the past few years, but we will be staying elsewhere with any future visits. Room rates have increased to $474 nightly! No ice, no coffee maker, no linen services, no trash removal, no cleaning services, mini fridge gets no colder than 40 degrees, so it’s ok for drinks, but not for food and no microwave to warm it up. Unimpressed!

My husband and I take an annual trip to Charleston to celebrate our wedding anniversary. For many years, we visited the same local bed and breakfast and had absolutely no complaints. However, in 2024 for no other reason than curiosity, we decided to book a room at 27 State Street. Our experience there was so wonderful that we returned to enjoy it again about a week ago. The B&B is located in a quiet residential area, and is just a short walk - literally a block or two - from The Market, local shops, restaurants and the Waterfront Park. To a passer-by, it may appear to be a private home. I'm sure we've walked by it for years, not realizing it was a B&B. It only has a couple of rooms so it almost feels as if you are the only (privileged) guests in the house. It is rare that you encounter anyone else who might be staying there. It is very quiet and private, and we love that. The room we stay in has exposed old brick walls (which are gorgeous), is very spacious and is presented beautifully. You can see this room on the website so I won't go into detail here. But, I will say it does not disappoint. Our visits to Charleston are about the overall experience. A terrific meal is ruined for us if the service is not good and may determine if we ever go back to the restaurant. It is the same for our accomodations. There is someone special who sets this B&B apart from anywhere else we've ever stayed and completes the experience for us - and that would be the House Manager - Donna! Every morning she serves a delicious breakfast and caters to you as if you are her only guests. And her French press coffee......outstanding! Each morning we looked forward to her breakfasts and interacting with her. She perfectly blends her professionalism and her fun personality and sweetness! She is an invaluable source when needing a recommendation for somewhere to eat or tour, as she knows the city well! After this second visit, my husband and I have come to the opinion that 27 State Street B&B would not be what it is without Donna! But, don't take my word for it! Go see for yourself! You won't regret it!

My husband and I travel to Charleston once a year. We have stayed at many places, but 27 State Street is the best! Perfect location in the French Quarter and is within walking distance to many attractions. The rooms are charming, clean, and have comfortable furniture including the Charleston rice bed. Breakfast is always delicious and made from the freshest ingredients. We always enjoy the veranda which is a great place to relax after a busy day. Donna House who is the manager is the best! She always goes above and beyond to make things perfect. I'm looking forward to returning next year!

A rare and hidden gem in the French Quarter. Quiet, peaceful, and so convenient to all that downtown Charleston has to offer. Donna, the manager was so personable and attentive. Breakfast was delicious, and our room was wonderful! We were able to walk to our favorite restaurant, SNOB!

27 State Street was the perfect place for our Honeymoon. Quaint and centrally located, navigating the historic district was a breeze. And the host was attentive to our every need. We will definitely return.

27 State Street offers a great opportunity to stay in the French Quarter in an authentic, historic inn. The rooms are vintage with original brickwork, etc. and are extremely clean. Donna, the manager, is very personable and makes every effort to insure guests are comfortable and enjoy their experience. She is culinary trained and prepares fresh breakfast items each morning that are 5 star. I don't think you will find a better location in the downtown area. All restaurants and shopping is within walking distance as is the waterfront park. I highly recommend.

Excellent location in the heart of the French Quarter, with all attractions and amazing food within walking distance. It's a quiet, 2-room traditional B&B. Breakfast is included and very tasty. Donna was a wonderful host. She booked our ghost tour and assisted with parking and local attractions. We had the upstairs room which was roomy for 2 people and the AC blew cold air. Would definitely stay here again.

On a recent trip to Charleston we knew we wanted to stay in a Bed and Breakfast. I researched a lot of them and was immediately struck by the charm of 27 State Street. The room is exactly as pictured, immaculately clean, well stocked, historic feel with a very comfortable bed and a welcoming bottle of wine. The courtyard was a beautiful mix of greenery with a fountain and upstairs is a relaxing patio with a view to the street. Our host, Donna, went above and beyond to make sure we enjoyed out trip. She was there with maps and info, started our day with a full and very enjoyable breakfast, and always checked to see if we needed anything else at the end of the day. I couldn't think of a more perfect place to stay and enjoy Charleston.

My husband and I are repeat guests to 27 State Street. Best place ever! Great location, excellent breakfasts, beautiful room, comfortable bed, and great ambiance. We also enjoy the veranda which is a great place to relax after a long day of sight seeing. This is our home away from home and I’m always sad when it’s time to leave. Donna always goes above and beyond to make our stay pleasant!! Can’t wait to go back next year!!
