Got bribed to leave a 5* in exchange for money back on a dirty room!

Book a deluxe room with a bath, but got a wet room instead. Asked if we could swap rooms to a non-wet room. They had a standard room, which we took, without getting the difference in price back, which we were fine with. The room was not clean. The bed sheets were not changed, nor were the towels. Lip makes on the glasses. Hair on the bathroom floor. After complaining, the owner said he will give us a partial refund, only if we leave a 5 start on booking.com.

Don‘t trust the images on booking.com! We wanted to stay for two nights but left after the first one. Mold in the bathroom and the curtains, absolutely disgusting. Stains on the sheets and the mattress was beyond keeping. It looked more like a hammock. The first impression seems very nice and the staff is friendly but everything is filthy. In my breakfast soup was a dead fly and old meat.

Kindly they refunded us both nights but acted like this is news to them. If you read more reviews you can tell they knew about these problems for several months!!! Surely the 10 star reviews are bought to keep the ranking.

I would highly recommend to avoid this place. Location is great but it was super noisy. The rooms facing the “garden” get a lot of noise from the paddle center next to it you can hear people playing even from 5 am. There is also loud music until midnight coming from places nearby. Although they were nice i believe they change their name because of the bad reviews. The place does not look like the photos it is old and not very clean. Location is perfect but this is equivalent to a hostel 1/2 stars back in Europe. Definitely not a 4 star hotel

We had high expectations booking a boutique hotel. The reviews on booking.com seemed promising but once arrived it was a little disappointing for the price. Mold on the walls next to the bathtub, dirty bathroom and lots of dust on the floor. The water pressure in the bathroom was bad. Partly no hot water in the shower. We booked another hotel for the rest of our stay in Hoi An and are super happy. The price was half, the staff were awesome and the room was incredible. All in contrast to this hotel.
We pointed out our unhappiness to the manager through WhatsApp. Passing by the reception several times the staff didn’t approach us once. Disappointing customer experience. You can find better places for cheaper money.

The room was filthy!! The TV in our room didn't work, and upon arriving there were hairballs and sand on the floor, crumbs and rubbish that had been swept under the bed and hair in the bath and basin. The shower and bathroom smelt of mould due to the mould on the ceiling and the cleaning lady refused to give us toilet paper as "she already gave us some" when there was none in our room. When we explained this to her, she rolled her eyes and passed us one. The showers were ice cold and the water wouldn't turn on at all at some points. One morning we were woken up by construction directly overhead without being notified beforehand.

This being said, the pool and location is great, and cece at the front desk was so helpful and accommodating. Other than that, the cleanliness was astonishing and the service from the cleaning ladies was just upsetting. Highly recommend finding somewhere else to stay for the same price.

We (a young married couple) liked the hotel very much as it offered comfortable beds and a great breakfast. It is located in a quiet road near the old town. The host was very friendly and kind and taught as many things about Vietnamese culture. Also a good price for airport drop-off was offered (compared to Grab). We highly recommend staying there!

We stayed here 15 years ago, but looking at these pictures and reviews, it hasn't really changed. Just a lovely, lovely place. Our stay here in Hoi-An was the happiest part of our SE-Asia tour.

We had a very pleasent stay at Thien Thanh. The room was very nice, spacious, quiet and clean. Comfy beds!!! Breakfast was very good. As only a few guests stayed during this time we ordered ala carte. Moreover we had nice chats with the manager and she also organized us bicycles and airport drop off.

We were a group of 10 (five double rooms) from Europe and the US, including a family that had lived 8 years in Vietnam and knew Hoi An well. The rooms were a charming modern asian style (lots of wood), those facing the back had small balconies overlooking "green" spaces. Everything functioned and was clean. The staff were unusually helpful, cheerful, engaging, personable. The western breakfast was wide ranging: the vietnamese breakfast couldn't be beat in the best restaurants. The hotel is located on a very quiet street a 10 minute walk from the pedestrian area/old quarter. The pool/breakfast terrace abutted green open spaces. A park is being constructed on an adjacent property: there was construction equipment some 100 meters away, but caused no dust, noise or nuisance during the four days and three nights we were privileged to be there. We stayed in a wide range of accomodations during our 17 days in Vietnam -- this was one of our two favorites.

Overall I enjoyed staying here. The hotel has a quirky colonial charm although the bath tub needs a more thorough clean. However, for just showering it was ok. The breakfast is certainly good with a great selection to set you up for the day and the location within a few minutes of the old town was just right.
The staff are charming and helpful and all dress traditionally, so you do get a feel of something genuine here. However, if its a clinical resort you want along with bland coach tours and vanilla experiences, this one isn't for you.
