B&B Darsena Mini-hotel

I am the owner of a B&B on Lake Garda but this structure does not honor the category for the following reasons:
Good rooms, small but clean, but lacking all the little comforts that are by now the norm. (desk, fridge, kettle, etc.)
Breakfast (minimal) served on the small balcony table praying it doesn't rain otherwise they'll put the tray on the bed and amen.
Only 1 shared bathroom for three rooms, forced to share bathroom fixtures and intimacy with strangers.
This is not acceptable, but even less not to report it when booking.
In summary, an apartment transformed into a B&B, according to the canons of the Lombardy region, would not be possible, I don't know in Campania.
The cost is not significantly affordable enough to justify the shortcomings.
I hope dear colleague that this judgment of mine is not a source of anger or anything else but a reason for rethinking and improving.
