Myself and my partner booked a room at Hotel Giardino degli Ulivi last minute, without really checking the reviews. However, upon entering the hotel location into Google Maps and noticing said reviews, we started our holiday with a bit of trepidation (I think the word "squalor" was used at one point).
We needn't have worried! We had a grand ole time; it was genuinely lovely. Sure, it's not the most modern or swankiest of hotels, but it's literally tucked away on the edge of a medieval Italian village. I'm not sure what people were expecting? The interior decor is nice, with lots of charm and character (and cool artworks), and the room was clean, functional and quiet, with a vintage feel. The outside area is great, and there are lots of communal balconies with epic views overlooking the entire bay. The man and lady who run the place are polite and welcoming (smoke the occasional cigarette outside but, again... Italy... everyone smokes the occasional cigarette outside, myself included), and the chap who oversees breakfast is also very nice!
Speaking of breakfast, you get some fruit juice, bread, jams and a croissant, and coffee; classic breakfast for the area. If you're going in expecting bacon, eggs and hashbrowns, you WILL be disappointed; it's not the done thing in these parts! And yes, the WiFi is patchy, but who cares?
I genuinely think a lot of the bad reviews are a case of expectations vs reality. Perhaps people wanted an Instagram experience? With a supermodel leading you out onto a veranda before feeding you grapes as the sun sets over the ocean? As my partner said: "If you want a 5-star experience, book a 5-star hotel."
If you go in with reasonable expectations, I think you'll find Hotel Giardino degli Ulivi to be a delightful place to enjoy San Felice Circeo! Would definitely return!

Simple place, with a wonderful view, surrounded by greenery and very quiet. Vintage style, simple but distinctive. We had a great time. The room was cleaned every day and the simple breakfast was just fine. The staff were also courteous.

Got a room last minute when driving through. Was amazed by the view, absolutely stunning. Rooms are basic but have what you need, staff was friendly and it’s super close to shops and restaurants!

Needs serious maintenance and overhaul. Nothing was done in terms of adjustments and restorations.
Only the view deserves a positive note.
The location is unfortunately totally in the throes of decay and abandonment.
Abandoned post Covid catering service and even the bare minimum is missing.
Such a pity.
Definitely stuck in a biblical era of the past.

Awful breakfast, and '70s standard rooms - only stayed here because we were with a group. location is ok, but really this place is profiting on the summer crowd desperate to be near the beach.
