We spent 5 nights at this hotel. Beautiful view from the room. Cozy inside, there’s a heated floor, and if it gets too hot you can always open windows. Direct slope access, which is really convenient. Friendly staff. ☺️🫶🏼

I rarely write negative reviews, but this experience left me extremely disappointed.
Due to the current flight disruptions in the UAE caused by the war between Iran and several Arab countries, I am unable to travel. As soon as I realized this, I tried to cancel all my bookings (flights, ski school, transfer, restaurant reservations, ski gear reservations) - all done successfully.
Unfortunately, to my surprise, out of 9 friends traveling together, I was the only one who was not allowed to cancel my hotel booking.
Four other hotels where members of our group had reservations fully understood the extraordinary circumstances and showed flexibility given the situation. Skio, however, chose not to consider the implications of an active regional conflict and refused to cancel the booking.
What makes this particularly disappointing is that this is not a matter of a simple change of plans, it is a serious situation involving war and disrupted air travel. In moments like this, hospitality businesses have an opportunity to show empathy and understanding toward their guests.
I’m not writing this to wish anything bad for the hotel. On the contrary, I sincerely hope that one day the hotel will be successful enough that it can afford to put customers first rather than focusing only on the money already paid. A business that is willing to waive a booking during a serious situation like this demonstrates true hospitality and care for its guests.

We really enjoyed our stay at Skio in Gudauri. The room was very nice— very clean, spacious, comfortable, good Wi-Fi, heated floors and everything we needed.
The reception team, Anastasia and Sonya, were always helpful and accommodating with checkout, transfers, and local information—excellent hospitality throughout.
The restaurant team—Iuri, David, and Makar—were very friendly, and the food was fantastic.
Overall, a great experience and highly recommended.

We are a family of four (two adults, two children). The rooms were nicely decorated, clean, with really comfortable beds, amazing HOT shower and warm room with underfloor heating The view was spectacular. It is marked as a self serviced apartment but the kitchen does not have good supplies (would benefit from a full set of bowls, sharp knife, chopping board, toaster) as there really was nothing to use to make food in the apartment (even a microwave would be a gift).
The front desk reception service was great. Very responsive and actively tried to help us and always polite.
The restaurant breakfast was too expensive for what it was (they should stick to order only instead of buffet). It was empty it felt sad.
It's not a truly ski in ski out facility. The Shino lift is about 300-400m away (part road/carpark or uphill traverse). The lift is close but was closed when we made the grueling uphill walk to it.
It was a good option to reduce accommodation costs, there is good restaurant across the road and SKIO does offer ski storage. I would stay here again but bring my own kitchen equipment (and store my ski gear in lockers in New Gudauri) to make things easier.

Great Hotel, we enjoyed our stay, and there's a nice lady her name is Tamara, she's very kind and helped us with everything, we will recommend this hotel for our family and friends 🙏🏼

The view from the room is spectacular! The staff is friendly and helpful. The room is very spacious, clean and comfortable. The bathroom is spacious with an amazing shower. It’s located about 5-10 minutes drive away from New Gudauri which is ideal - it makes it quiet and peaceful but still close to the hustle and bustle. The restaurant has amazing food!! They also have installed an elevator. I absolutely love this place and will definitely stay there again.
