This is not by any means in a tourist area. You are with the locals in a neighbourhood.
That said one block north you have busses galore.
One block south you have a tram line.
If you want to walk to the centre then 20 mins stroll.
The staff are pleasant enough. It gets my vote.
What would I want to change. ….. the mattress and the pillows I can only give a 6/10.
I slept ok enough but if they wanted to invest in improvements then this would be a good starting point.

Nice outdoor pool that was relaxing for the moment when we were not motivated to go to the beach.

The best advantage is the location of hotel where it is in the middle of beach and old city.
Pros: the airport is nearby, the room has shampoo, conditioner, soap, slippers, tea, coffee and a kettle with a refrigerator. There is a dining room and a small pool.
Cons: the room is shabby and dirty - it needs repair. Audibility - 10 out of 10 - you can hear everything from neighboring rooms and from the corridor.
Now the main minus - the neighboring building is a mosque. And every prayer is like a fire alarm - it is impossible not to hear! Earplugs or headphones do not really help. You simply cannot sleep, because they pray at 4 am.
