Rooms are very clean
The aircon is next to useless takes 2 hours to get the room slightly cool
Only allowed 1 key which is a nuisance if you come back and have to ask the staff to open the door
Also your on the main road which is busy 24/7

The last thing if you look up the best 10 things to do in Da Nang they are all in Hoi An so why stay in Da Nang
Hoi An is way nicer and more chilled
on the booking portal. The allotted room was noticeably smaller and lacked the spaciousness advertised, which was disappointing.
Unfortunately, the housekeeping left much to be desired. Even after staff spent considerable time cleaning, we still found dust on the floor and spider webs in certain areas. even the balcony area is not cleaned and have dust on glass panel.
There was also water leaking in the bathroom; the shower area glass didn’t seal properly, causing water to spill out and wet the outside floor every time we showered.
The space between the toilet seat and the shower area glass is quite narrow, making it necessary to squeeze myself uncomfortably when sitting down. It would be great if we could look into possible adjustments to make the area more accommodating.
We also faced issues with the air conditioning. Although we reported this to the staff, their response was less than satisfactory. An engineer did come to check, but the issue remained unresolved. The staff’s overall attitude seemed indifferent—they did their jobs, but we noticed little genuine interest in
understanding customer concerns. during night time it was too hot in the room and it make you difficult to sleep but cant call service desk again and again for same issue if no resolution.
Another surprise came at check-in when we were asked for a 500,000 VND security deposit. This requirement was not mentioned anywhere during the booking process. If it is mandatory, it would be helpful for the hotel to list this information clearly on the booking portal.
Breakfast was another area that could use improvement, especially for vegetarians. The selection was extremely limited, with only boiled vegetables available and not much else to choose from. even staff over breakfast area some time not able to communicate whether dish is vegetarian or not.
All in all, our experience was just average. Despite Balcona Hotel being advertised as a 4-star property, the service and amenities did not match the expectation or the price. There’s certainly room for improvement, especially when it comes to staff communication, amenities, and customer care.

My experience at Balcona Hotel Da Nang was deeply disappointing.
The main issue was the clear gap, in my view, between the hotel’s online presentation and the reality of the room I was given. Once I was able to inspect it properly in daylight, the condition of the room appeared well below the standard one would reasonably expect from a property presented at this level. The room showed visible signs of poor upkeep, including damaged surfaces, degraded finishes, patchy repairs, and an overall impression of wear.
There was also an unpleasant stale smell in the room — an old, musty odour that could suggest humidity-related issues, although I cannot identify the precise cause with certainty. Whatever its origin, it reinforced the overall impression of a tired and insufficiently maintained room.
Breakfast was another major disappointment in my experience. The coffee was poor, the fruit selection was very limited, and several buffet items, especially the pancakes, were unappetising. In practice, the only thing I was able to eat was an omelette.
A further serious issue was the noise. Loud karaoke noise made it impossible for me to work remotely in reasonably quiet conditions. For a guest needing a calm environment, this was a significant inconvenience.
The hotel may say that options were mentioned, including housekeeping intervention and a room change. I do not dispute that such suggestions were made. However, neither amounted, in my view, to a satisfactory solution. Housekeeping could not realistically address the substance of my complaint, which concerned the stale smell, the overall condition of the room, the degraded finishes, and the general impression of poor maintenance. As for the room change, the only meaningful alternative discussed required an additional charge of VND 500,000 (about USD 19) per night. In circumstances where the room initially provided was already, in my view, below the advertised standard, asking the guest to pay more did not appear to be a reasonable remedy.
What ultimately made the experience worse was the lack of flexibility afterwards. Despite efforts made through Trip.com, no meaningful solution was offered to facilitate my departure or reach a fair commercial outcome. I stayed only one night at the property, yet still had to pay approximately EUR 287 (about USD 331) in total.
A hotel may sometimes fall short of expectations. What matters then is how it responds. In this case, both the accommodation itself and the handling of the complaint fell below the standard I had reasonably expected.
