speedy check in, rooms exceeded our expectations. the king suite was fantastic! massive private balcony with a view of the river, huge bathroom and bedroom with an enclosed toilet but open shower/bath. the room itself was clean & well designed. the water pressure was great & the water was actually hot- a luxury for us as we haven’t had hot water at any of our other stays! the pool was well maintained, and a nice little place to relax, along with the koi fish pond near the lobby. the staff were kind & accommodating. however the villa itself is private & can be difficult for grab drivers to access due to tight roads, but if you meet them on the main road (about 400m walk) it’s totally fine. however in regard to that, it can be a little bit difficult receiving a car to and from the main town as it’s quite secluded, but if you’re taking bikes not so much. the villa offers bicycles and scooters for rent, has a breakfast service & permits smoking on the balcony and pool areas. it’s a fantastic place to relax & explore. right next door is a wonderful little restaurant with coconut boats as well. can’t recommend enough.

I would strongly advise checking recent reviews before booking this hotel, as our experience was extremely disappointing and did not match the photos at all. The hotel was unclean, and our room had a noticeable musty smell. The pool area was also poorly maintained, with very few sunbeds available and visible dirt around the surroundings, making it unsuitable for families. Additionally, some of the benches at the front of the hotel were broken. The location felt very isolated, with little nearby, and the overall atmosphere resembled more of a hostel for budget travelers than a resort. To make matters worse, there were no safes available for securing valuables. We were so unhappy with our stay that we ended up leaving in the middle of the night. Overall, this was a very disappointing experience, and I would not recommend staying here.

I enjoyed our stay here the bed was very hard though in my opinion, nice quiet area by the river, expect to get woken by cocks and hens. Tim was very helpful and is genuinely a very nice person his food was amazing 👏 highly recommend will stay here again

We stayed here as a family of 5 for 2 weeks and we would come back in a heartbeat. Tim is amazing, super helpful and friendly and does what ever it takes to make everything perfect. There’s a beautiful cafe/bar onsite too. We loved it here

Amazing location with gorgeous rooms - by far the best place I’ve had the pleasure of staying in so far. The price is so affordable for the quality of the rooms and the architecture is genuinely breathtaking. There is no elevator which is a little strenuous for those with heaps of luggage but luckily we were staying on the second floor so there wasn’t too many steps to ascend (and also the staircase is so grand it makes up for it). There’s a pretty koi pond, a large pool, and a great view of the river. It’s located on a quiet street which is ideal for relaxing too. The staff are very kind and accommodating, extending our stay for us after my sister got sick and couldn’t move hotels. And if you’re staying here, I also recommend checking out Do Rivers next door!

Had a fantastic time here. The staff are so welcoming and friendly. Would definitely recommend this place to anyone and your stay comes with a free breakfast too. Pool is great and the rooms are beautiful.

This is the best place I’ve ever stayed in Vietnam! So nice, clean, spacious and everyone is very helpful here. We needed to stay longer, because we couldn’t get a train tickets and there was no problem with that. I’d definitelly come back for sure.

Our experience at Nipa Valley was highly disappointing. The behavior of the receptionist, Mr. Vu Hoang, was unsettling and made us feel unsafe. He took unauthorized photos of us, and despite confronting him, he evaded the issue. We had to delete the photos from his phone ourselves, after which he apologized. However, he repeated this behavior the next day. Efforts to contact the hotel owner were unsuccessful, as she didn't respond to our calls. Additionally, the room conditions were poor. The bedsheets were not clean, and despite multiple requests, no housekeeping service was provided for two days. We also didn't receive complimentary water bottles, a basic amenity usually provided. This entire experience negatively impacted our visit to Hoi An.
