DO NOT BOOK THIS HOTEL!! It is currently gutted under construction. There are no workers, no windows, it’s completely abandoned at the moment. I booked through Capital One and there was no indication that this hotel is not taking anyone in on ANY site that I looked it up on. Capital One has tried contacting the hotel twice and they have denied me a refund. We are still working on how to get my money back for the three nights we booked here.

Thank you for the wonderful hospitality! My friend and I enjoyed staying at this cozy hotel. It had a very pleasant and homely atmosphere. Bicycles were included in the room rate, which was wonderful. We took the bikes and rode along the rice fields and to the beach. The hotel is in a good location, quiet at night. There are many delicious cafes nearby. The owner and his family greeted us warmly. The hotel is very clean and has everything you need. I highly recommend staying at this hotel. I will definitely come here again!

This place is bad has no sense of service a place should have
Unfortunately we stayed for almost a week there. We paid in advance so we couldn’t cancel.
First of all there is mould in the bathroom and the fan make so much noise that its sound like its about to collapse. They said someone will come fix it but nothing happen for a few days.
95% of the time the reception is empty with no one to help you. We even made a self check in the first night because no one came for us i just grabbed a key and went to a random room, wasn’t sure even if it’s our room.
On top of that we ask for change of sheets because they were dirty. What did they do? Just change the side of the sheets. I asked again. what happen? Same thing. In addition we took everything out than what happened? Again they just put it back on the bed.
Same with the towels. Just folded them nicely
Overall experience of the place 1/10
The price was very affordable and that’s why on the first night we decided to do a week instead of 2 nights. And that was a mistake we should have waited to see how they act
That’s not a guest house you want to stay here. Hoi an a beautiful place don’t stay your night in this hotel. It will make your experience not as fun as it should be.

I was honestly very disappointed with my stay here. I almost never write bad reviews, but I just can’t give a good one here. First of all, the overall feeling of the place is that’s not maintained at all. The rooms would be nice, but it wasn’t cleaned well, in the fridge was mold, and also very basic things like soap, water, kettle, etc. were missing. Usually every cheap basic accommodation provides 1-2 water bottles free water in the room, but that wasn’t the case here. We had to go to the reception and specifically request soap, etc. (which was a bit annoying because nobody was there) It was the same case for my friends room.

The staff overall didn’t seem to care a lot about its guests. As mentioned barely someone at the reception and even though we requested to clean the room, it wasn’t done. On the booking page were also nice photos of the pool so we were excited to use it. But to our disappointment the pool was full of leaves and didn’t seem to be usable.

So all in all, I won’t come back here and wouldn’t advise anyone to do it either. There are lots of other options available for the same price, so those might be a better choice and more welcoming.

For the low cost this place is fine. Room itself big with good faclilties - TV, fridge, loads of plug sockets, balcony. The bathroom is pretty but unfortunately I had a few issues - the bath tub is not useable as no plug provided and I had problems with the water. Running cold to start, then not running at all, and then running brown. Not sure what the issue was, didn’t report to reception as couldn’t be bothered to move room by that point. Breakfast was also a bit underwhelming. There’s so many good places to eat in Hoi An, probably better to plan to eat out instead. Fine for a budget stay. Personally I liked being a little out of the old town and felt safe walking home in the evenings. Staff not always around, so better suited to people who want to be independent.

Owner/Employee is the friendliest and most helpful man in Vietnam. The rooms are nice and very clean. The buffet style breakfast is better than in most guesthouses in south east Asia. They offer tours and lent scooters for the same price as most rentals. Highly recommend this place, especially since it's quite cheap.

Pick up and drop off at your hotel. Very nice ladies taking super good care of the customers.
Tea before, music during the massage, very good massage, ice tea and fresh mango after, little kiddy bracelet as a gift.
