The location of this place is amazing. The views from the terrace are great, every tourist attraction is easily reached on foot. The prices are more than decent.
Sadly, these are the only good things about this place.
To start off, the room smelt horrid. It smelt of dampness and mould. The AC was dirty and struggling to work and was constantly leaking water on the floor. It stopped turning on on the 2nd day of our stay. Luckily, the staff dealt with it quickly.
Black mould all over the walls of the bathroom. The water in the shower barely got warm. The bedsheets were dirty, they quite literally had blood stains all over them.
Staying here for 2 nights was horrific. Couldn't stay for longer.
I'm sure there are many better places nearby, it's worth paying a bit more to stay in a much more decent place.

The room did not smell very good, not helped by the fact that the AC hardly worked and so we had to use the fan which just heightened the smell. The wallpaper was peeling, and the room just looked quite dirty. Also there was music playing till early hours of the morning. For the price the stay is what you expect, the location really couldn’t have been any better and the views from the top floor were great. Thankfully we were only staying there one night as there was not much storage at all.

The room is average, the floor is too high, the stairs are narrow and it is difficult to walk. The boss lady is not kind to people. She runs a restaurant on the first floor and sells drinks. I feel that the boss lady is not very kind to people.

Great family owned business, I had a room on the 4th floor.
Great location and view on national museum and locals .

Removed one star due to lack of air vent in bathroom, odors come up from sewer.

There are no P trap in Cambodia so all the smells come back up ,this is a fault in construction.

Location is absolute convenient to a lot of amenities. Restaurants on the ground floor. A view of the palace out front. Walking distance to the Mekong River, old market and river eateries.

Hotel has no lifts or elevators though. Made it a little tough to go up & down a tiny skinny set of stairs for a person like me with knee problems let alone with 20kg suitcase ! But they are accommodating enough to move us down to the first floor!
Will definitely come back here again!

I stayed 2 nights. On the last night, I was woken up at 1am to water dripping on my head. I got up to tur. on the light to find my room was a swimming pool. The storm outside flooded the balcony because the drains are blocked. All the water rushed into my room. The roof was leaking, soaking my bed. I contacted the manager but she got back to me in the morning. I was checking put that day. I got no sleep. It could have been dangerous because electrical appliances were plugged in and on the floor. She didn't offer me a refund. She did apologise, that wasn't good enough. I wrote a honest rec view on the accommodation, and her reply was that my long hair blocked the drain in my bathroom. And that caused flooding. I have video footage of the bathroom minus any hair, the flooded balcony and flooded room. Avoid this place

Very friendly and helpful owners. Location excellent. Room very clean. Only problem was noisy neighbours coming in at 5am two nights in a row, also a lot of noise from the street. Apart from that all good. Stayed 4 nights

This little guest house is located very close to the waterfront. It's family operated and I would guess it to be probably a two star establishment. But in all fairness it had just about anything one would need refrigerator a safe deposit box flat screen TV although very small at 24 in. Good air conditioning internet up and down not tremendously reliable. That said I would not hesitate to stay here again the family staff are very friendly and they were willing to help me print out a document and had answers to all my questions. If you're traveling on a budget this is a good location at a good price

Ok sleep quality, clean enough, old fittings especially the bathroom, shower was a trickle. narrow steps to reach the room, no elevator. Refrigerator and electric kettle provided. However the refrigerator was unplugged. No in room coffee etc. Small TV, with most channels available. Stone's throw from royal palace.
