The room is spacious. They also have a very narrow elevator. The staff are nice and allowed us to store our luggage after checkout. However, in winter it’s very cold, and the room heater doesn’t work very well

Do not book this hotel. Our flights were cancelled due to .Middle East war. I emailed the hotel. I messaged the hotel twice. We did thus 3 werks prior to our stay. No responses from the hotle at all. I phoned them. The manager was rude arrogant and unsympathetic to our request for a refund. He refused. This was the only hotel out of all the hotels for our 7 week trip that refused a refund. They had ample time to rebook that room. Also we tried to change the date of the booking through the app. It would not allow a change of date even though it was an option. Do not book this hotel. Their are many hotels that do refund. Choose those hotels instead. Booking .com need to take this hotel off their site.

Hotel Eva has an excellent location. The room is ok for the price. Please note there is not breakfast.

This hotel is very basic. The building is old, so as the room. Dimly-lit and the bathroom is too small. Though the staff are very polite. Hotel elevator is also very small (well, it's Italy). If you are staying here for 1 night, it's ok. I don't recommend this for longer stay.

Cost and performance is not good. Wall, Toilet Bathroom in a room were dirty. But common toilet is good.
And if you stay in the room next to Tram line, the sound is horrible to sleep.

If you have afford in your cash, you should stay in other place

Despite the negative reviews, which seem to come from Gen Z with high expectations, we found this hotel perfect for our needs as Millennials who are used to budget travel. Our stay in twin room no. 26 was great—ideal location, cleanliness, and our own bathroom. The 24-hour reception was a plus, and while the WiFi was a bit spotty, I managed with my network. Some guests complained about street noise, but as a deaf couple, it wasn’t an issue for us. We climbed up to the fourth floor instead of using the charming Italian lift, which was no problem since we travelled lightly. Overall, we’d definitely return and highly recommend this place!

So, the room and bathroom were clean, the outlets worked, it would have been really confortable had it not been for the lack of air conditioning, which, during the horribly hot days that we had during our stay, made me feel a bit miserable and at times even desperate. Of course we spent most of our time outside, but when we came back, it would have been much preferable to not have to continue experiencing the heat. Another thing that was annoying was the really bad internet connection, at one point we wanted to get some tickets, and the internet would be so slow, by the time the page to put in our information had loaded, the tickets had already been booked by someone else. Also, though this isnt much of the hotels fault, the trolley in front, while really charming, it is extremely noisy.
The attention was cordial, and one of them even recommended us some places to go, which was nice of him.
I guess i could also mention that i think the hotel would benefit from investing in a dlighter bigger fridge, that cools better, so that at least when you are hot, you can drink some cold water.

Hotel Eva pleasantly surprised me with its unexpectedly comfortable room. Initially expecting basic accommodations, I was delighted to find that the room exceeded my expectations. Though small, it was well-appointed and cozy, and the addition of a small toilet in room 26, not originally part of my booking, was a welcomed surprise.

What truly stood out during my stay was the exceptional hospitality provided by the reception staff. All three receptionists were incredibly friendly and went above and beyond to ensure my needs were met with genuine warmth and attentiveness.

Despite its modest rating, Hotel Eva left a lasting impression, and I am already looking forward to returning during my next visit to Milan. I can confidently say that this hidden gem has earned my loyalty, and I eagerly anticipate experiencing its charm once again in the coming months.

only a ten min. walk to central station and very close to the center of milan. there was great airconditioning and the personnel was incredibly nice. you do have to walk up a lot of stairs and the elevator looks like it came straight up from hell, but it works! the beds were soft, and although the shower curtain was a bit stained, we had a great time for a cheap price. the guy at the reception was very cute.

It’s an 1-star hotel and the services are like a 4-star hotel! The receptionist Rhalpy was exceptionally professional by helping us move to another room. He put our fruit in the fridge behind the reception. Then we encounter an issue with Wizz Air who demanded us to print the boarding passes without telling us we must do so. Rhalpy again was the hero and saved the day by printing out our boarding passes. He speaks excellent English and is very personable to all guests. He made this hotel more than an 1-star hotel.
