Excellent location leaves much to be desired, the rooms are moldy and the floors are raised, the windows are dirty, the kitchen is simple but good.

Dilapidated building! We stayed 3 nights. The rooms were dirty, the bathrooms were rundown, and the furniture was old and dirty. The owner and maids were friendly, but the building needs major maintenance.

I didn't stay in a room; I just spent a day at the pool. Weekend admission is €10. The pool is a classic rectangular shape, not particularly large. When I went on Sunday, it was certainly a bit crowded for what the place offers. Many people weren't wearing swimming caps, especially girls who had dyed their hair anyway. This is why, while I was swimming, I got hair that didn't belong to me caught in my hands. Unfortunately, the pool got dirty very quickly. As for lunch, I have to say that there's a lot of choice on the menu; the dishes are plentiful and delicious, and for the price, I think it's fair. Unfortunately, there were only two people working there, who were very helpful and kind, but given the number of customers there, they unfortunately made us wait.

The structure is located in an excellent position and surrounded by greenery, very pleasant in the evening. There is also a swimming pool that you can use without a surcharge. The owner and staff are very helpful and kind.
However the building is very old and the rooms are poorly maintained. The whole complex would need to be modernized and fixed...

We just had dinner. Tried beer undrinkable with wine which was even worse. Very poor quality ingredients and poorly maintained place. We had to review the bill that was presented to us: exaggerated inconsistencies.

I have been going to this business for some time, but I only enjoy the restaurant. The dining room has a huge fireplace equipped with side seating. It is very pleasant, in winter, to dine with the fire behind. The cuisine is simple, typical Umbrian and well prepared. You can also enjoy an excellent pizza. The value for money is good.
