Really no reason to stay at this hotel if you are not driving… no attractions around although there is a supermarket close by , it does have an onsen, find for the price and for 1 night

I booked two rooms at HOTEL LiVEMAX BUDGET Kofu via Trip.com and received a message from the hotel only 8 minutes after confirmation, informing me that the onsen (public bath) is completely closed due to renovations and that loud construction noise would occur from 8:30 to 17:00 daily. This construction had already started days earlier (April 14), yet no warning was shown on the booking platform.

At that point, we had already arrived in Yamanashi, and it was too late to find another hotel. The staff offered no compensation or support, only saying that cancellation was possible—which was not realistic under the circumstances.

This kind of delayed disclosure and lack of transparency is unacceptable. The onsen was a key reason for choosing this hotel. If I had known the truth in advance, I would not have booked it.

Extremely disappointed with the way this was handled. I hope this review helps other travelers avoid the same experience.

Smoking rooms are available, but unfortunately the rooms are too old. They really have a sense of history. The hotel has many types of hot spring facilities. There are three types of hot springs, including ancient cypress baths, ultrasonic baths, and parking spaces.

This Live Max is the one with the oldest equipment I have ever stayed in. It is a bit far from Kofu Station! It takes a long time to walk to JR, but it is not far from the Yamanashi Prefectural Museum of Art, and you can see Mount Fuji not far away🗻.
There is a hot spring on the top floor, but this hot spring is also open to the public. You can use the hot spring even if you don’t stay in the hotel and buy a separate ticket. This means that there are many people coming and going in this hotel, so don’t bring any valuables when taking a hot spring bath. All personal belongings should be left in the room.
Otherwise, if personal belongings are lost, you must be responsible for it, and the hotel will not be responsible for anything.

The room was big but it was one of the oldest shabbiest hotels I’ve ever stayed in. The ventilation holes had so much dust, it was disgusting. They still use actual keys instead of cards, I haven’t seen this in a while. In order to get the power in the room, you need to insert your key in the wall and switch. It was quite fun to engage in this ancient technology. I’m giving them 4 stars for location just because they have free parking. I have no idea if the location is good or bad, we were there for one night and we had a car.

In total stay was in a good location but some rules by some guests were missing which was disturbing. Also the partition walls wasn’t sound proof so voices were coming from other rooms and hall. Staffs were kind.
