I'm not sure how this place got such high ratings. As soon as I walked in, I saw a huge cockroach. I was assigned a room on the second floor, and it was incredibly noisy, I'm not sure if it was a bar or something downstairs. The front desk service was okay. A 4-star hotel in Kota Kinabalu is probably comparable to a 3-star in China.
This Malay waitress really take one's job seriously She really hardworking, good manners, good attitude & good smile! Keep it up!
The shower water was too hot and the soundproofing wasn't great. Breakfast wasn't to my taste, and the hotel is located halfway up a mountain with nothing around, so you have to take a taxi everywhere. On the plus side, the price was cheap – you can't have everything perfect!
The hotel is located on a hillside, away from the busy surroundings, making it a great place for a quiet and comfortable night’s rest. It is equipped with a gym and swimming pool, offering a pleasant environment for guests to exercise during their free time. The room is cozy and spacious enough for a solo traveler like me, and it comes with all the necessary amenities. Breakfast is average to start...
overall decent hotel in KK. good spacing and parking available. Location is near the city centre.
⭐️⭐️⭐️⭐️⭐️ We had our Sabah Geriatric Conference 2025 at The Palace Hotel Kota Kinabalu, and the experience was excellent. The banquet team was truly outstanding — professional, attentive, and very accommodating throughout the event. The service, food quality, and pricing were all top-notch and well-balanced. The newly renovated hall and rooms were excellent — modern, spacious, and comfortable. Our...

Back again after a year and honestly, it felt like coming home to a little slice of paradise. I didn’t realize I missed this much. From the moment we arrived, everything just clicked. Huge shoutout to Hurin, Ying, Alam, and Jenny for remembering me (still impressed!) and for the kind of welcome that makes you feel like more than just a guest. Every greeting came with warm smiles and genuine conversations...
I saw a lot of mixed reviews before my stay, but I decided to give it a try for two nights, and overall, I was very satisfied. This small island only has one hotel, and there are no other tourists during the day. It's very quiet at night, perfect for listening to the cicadas and the sound of the waves. The restaurant offers three buffet meals, but I only opted for breakfast. I brought some snacks and...
Beautiful resort. 15 min speedboat ride from Jetty. Stunning location and room. Luckily enough to see monkeys and monitor lizard! 5 min trip around to the other beach very nice. Secluded and amazing lunch skewers!
The room was quite spacious, but the facilities are a bit old, and the air conditioning was freezing with no way to adjust the temperature. It was a hassle to contact them about getting to the island; email was the only option. For a hotel that costs over 3000+ a night, they still charge extra for transfers. Just a heads up, one-way transfer is 380 RM, plus a 108 RM jetty fee. You have to factor...
Getting there: You need to take the hotel's special speedboat from Megaton Jetty, which takes 10 minutes to reach the hotel's pier. This is charged per person. The hotel has a Southeast Asian resort vibe, with wooden structures that show their age. There are many monkeys 🐒 in the trees outside the room, as well as lizards of all sizes and hornbills. The sand isn't very fine, and the beach isn't large...
The staff friendliness is just amzing 10/10. Excellent Service. Our room had amazing view of the sea and opposite resort called Gayana. Dinner: Only Buffet option is available and its about RM167/person +taxes. The spread are fairly good and it is delicious. Though they do have 2 more different Restaurant in the island,Japanese and fine dining. Breakfast: Included in the room price. Menu changes daily...

Everything was good, but the hotel is quite old, feeling a bit like a guesthouse from the last century. There's a 24-hour 7-Eleven nearby, and it's very close to ***a Street. This place is suitable for budget travelers.
I love this hotel so much. The hospitality was superb. The room was cozy but the airconditioning was a little bit cold but fret not, you can always ask their technicians to adjust the airconditioning outing. Their food was nice and came in a big portion, worth the price. The location was good as there were many shops nearby. A great choice in Kota Kinabalu.
Location is near city centre, which is convenient for me to commute to work. Room is very clean and spacious. Very comfortable bed, comes with 2 pillows for each bed. Nearby there is KFC, 7-eleven, 99SpeedMart convenient store, laundry mat, kopitiam etc. i got all the things i need from the surrounding area. Philippines market is only 1.5 km distance and can just walk. Overall experience, I'm happy...
Rooms were spacious. Bath water was a little too hot which the hotel quickly rectified. We love the centralised location.
The room was quite clean. It's within walking distance to Gaya Street, Suria Sabah, and other places, as it's located in the city center. Kota Kinabalu is small, so every taxi ride seems to pass by the hotel, and it's very close to the Hilton. We checked in around midnight on the 17th, and the front desk lady was incredibly gentle and kind, providing very professional and warm service. The hotel facilities...
Overall, it offers great value for money. It's an older hotel that's been renovated, and the logo on the facade was just updated. The room is well-equipped, though the air conditioning was a bit too cold – it's an older central AC system, so you can't adjust the temperature in the room yourself. The service, however, was quite good.

Location is always strategic at Gaya Street, many food downstairs and easy access to Gaya Street Sunday Market too, room smells a little musty and toiletries can be graded. Counter service was relatively nice.
Very close to Sabah tourism board. Some amenities need improvement. For example, the wifi is quite slow. The heating of shower is slow too. Cleanliness tip top tho
Very good location but the hotel is abit old but overall experience is still acceptable.
Room was spacious but would be much better with brighter lighting and bathroom door changed to give a good impression especially to foreign tourists. Walking distance to shopping malls and eateries. Stayed here several times and one of my favourite hotels in KK.
Very strategic location, easy to fins food. Clean & comfot room. Just that the room at 6th floor, direct to hall lobby.. not suitable my room given just infront of the public hall.
Never expecting this such great location, Just walk within 10 min to Pasar Philipin, wet market, grocery and so on . Amenities well prepared, staff was so kind. I forgot her name. Favourite hotel, recommended 100/10
Spacious and clean room. The best thing is the rain shower with high pressure and is hot in temperature. Had a pleasant stay with family for a night.
Smooth and fast check-in service. Abundance parking spaces located in front of the hotel. Our room was spacious and clean. Moderate breakfast spread and the food were nice. Our second time here, definitely will come again.
comfy bed and pillow...however no more carpet in the room....feet got cold and uncomfortable to walk...other amenities okay...good location and free parking
The hotel is conveniently close to the airport and the beach, and the rooms are quite spacious with good air conditioning. However, the mosque next door broadcasts its call to prayer at 6 AM, which can be disruptive to sleep. Also, there are no supermarkets or convenience stores nearby, which is a bit inconvenient.
I had a pleasant stay at Hotel Raia Sabah. The hotel is clean and well-maintained, making it a comfortable place to stay. The rooms are spacious, tidy, and equipped with all the basic amenities needed for a relaxing visit. Very good staycation. Spacious, clean and near the city centre
Excellent location and cleanliness
Our first night in Kota Kinabalu, we picked an affordable place just to get by, and it turned out to be quite good. The room was spacious and offered great value for money. The location is super convenient, right on Gaya Street, surrounded by all sorts of eateries.
The hotel's location is fantastic, right at the doorstep of the night market, and behind it are the pier and a shopping mall. However, the facilities are really old. For the same price, I feel like you'd be better off staying in a guesthouse. I wouldn't highly recommend it.
The apartment was very clean and spacious. The location is excellent, and you have access to the infinity pool and a gym.

Booked an overwater villa, and it was so relaxing to lie on the balcony and gaze at the sea. There's a direct staircase from the balcony right into the water for swimming. We also saw monkeys, so definitely remember to lock your doors to prevent them from getting in and rummaging for food. The restaurants on the island were good. I'd recommend buying plenty of snacks and fruits beforehand to bring...
Much better than expected! I was quite worried after reading some of the reviews. But once I arrived, everything was great. The service and management are among the best in Kota Kinabalu. The staff are polite and enthusiastic, and the little hotel introduction before check-in was a nice touch. The hotel restaurant was also delicious, and the snorkeling and boat rentals were free and a lot of fun. Honestly...
Beautiful environment and attentive service! Little monkeys woke us up at night! You can see large lizards and geckos from the balcony at night! The food selection was also good, and both kids and adults had a great time!
The water in the hotel's area is heavily polluted; it's so dirty that snorkeling is completely out of the question! The front desk staff were very perfunctory with guest requests and didn't follow through on promises. In the morning, we requested a private boat tour for island hopping and snorkeling. We discussed the time and itinerary with the dive center staff and finalized the price with the front...

The room was spacious and clean, with absolutely stunning views. There were so many fish around, you could snorkel right at the hotel, which was comparable to going on an island tour. The hotel is surrounded by a nature reserve, so we saw wild monkeys up close – even closer than in the mangrove forests! It was hilarious when a monkey came into the restaurant during breakfast and stole some fruit!

Very good location to eating places. Near to airport. The room is clean and spacious.
The room is spacious and clean but it has the smell of an outdated hotel because of the carpet. This didn’t affect me much because I came here for one night stay before my next day flight. I like the hotel location which is near to the airport and there’s many restaurants and shops nearby.

On the day we stay in the hotel, the staff actually only provide one towel in the bathroom. Bad experience happened while my daughter took her shower, as she only realised that, the shower get/ shampoo container was empty. We had to inform the service staff about these, and waited for quite awhile as the storeroom staff was not available right that moment. They do apologies to us.
This was my first time staying at this hotel and I had a very pleasant experience. I was impressed with the room, it was spacious, clean, and comfortable. The staff were very helpful and provided excellent service throughout my stay. The airport transfer service was also very punctual and well arranged. Overall, it was a smooth and enjoyable stay, and I would definitely consider staying here again
The bedsheets had stains and holes. The shower room drainage was clogged; although a technician was sent to fix it, there was still no improvement. The curtains were missing the sheer layer, but it was installed for us promptly.
Close to the airport with shuttle service, clean and tidy rooms that are a good size and comfortable. It's affordable, and there are plenty of food options and small supermarkets nearby. My top choice for a trip to Malaysia.
the location is perfect. ample parking place. nearby store to buy necessary. room is clean & cool enough. room is non-smoking. plenty of restaurants around to choose.

Good hotel to stay, fast check in and out, free parking. no wifi,no refrigerator, room smell cigarete smoke and dusty, toilet smelly. overall ok, for budget hotel
Really recommend the place easy to find food
Clean, good service and the staff are friendly. The hotel has a private car park too.
staff are very good, clean and near to airport. the room is also big and very near with convinience store like speedmart, etc.
The hotel features simple, clean rooms equipped with basic amenities such as air conditioning, Wi-Fi, and a minibar. While the rooms are not luxurious, they are well-maintained and provide good value for the price. However, a bit more attention to detail in cleanliness and room updates would improve the overall experience.

The pool is indeed excellent, with good circulation and very clean. However, there are still many areas that are not fully renovated. The room is spacious, and the air conditioning works great. To all my Chinese folks, do NOT stay here! The male front desk staff was incredibly rude and clearly looked down on Chinese people. When issues arose, they were unhelpful and their communication was disrespectful. Their efficiency was abysmal and they were very dismissive of guests. When will they realize they're in the service industry?
I checked in by myself at night and was charged a 200 RMB deposit, which I understand. However, the next day, my friend booked a two-bedroom suite. Very good location near airport runway can see aircraft taking off and landings. Big room space but with old furnitures and fittings. Need refurbishment!
This place really the center of everything you need. Even it just a 3 star hotel but the vibes is more than 3 star hotel. There was no breakfast buffet but still they have an a la carte menu for breakfast. The room we stay was spacious Junior King Room. Oh forgot to mention the pool also the best here.

Great location since the night market and sunday market are right on the doorstep. The room was clean, bathroom clean, plenty of hot water and double windows meant it was quiet. Overall is ok mostly same as what mentioned in the reviews picture
It’s very good. Quiet, comfortable, clean, very close to GAYA street.
I had an early morning flight, so I stayed here for half a day to catch some sleep. The hotel is quite standard; the room was very small but clean, and it came fully equipped with everything I needed.
The location is good. Very convenient to all eating places and shopping. Booked for a friend's twin room no window located at the 4th floor. From inside it can't lock. We asked the staff to review. The staff said it is safe.
Very good location right in front of the Pasar Pagi/Malam at Gaya Street. Despite Google Maps rating it as a 2 star hotel, it definutely deserves 3 stars at least for the room which has adequent toiletries, space and even TV with Netflix.
