When hitting the beach in Jomtien, this is my go-to for lodging. Why? The location cannot get better than this : you walk out the resort and there’s the beach. Sandbar by the Beach is next to BB House, so every few weekends, you get to experience live music or Salsa. What I like most about their terrace rooms is the quiet. It is a place for restoration, in my view, because after a relaxing beach time, you can just sink into the sheets and forget the world for a while. There is also, most times, parking right in front.

This is the worst hotel in my years of traveling around Pattaya, the wallpaper is peeling off, it is dirty, all the furniture is shabby, the mattress is sunken and torn at the edges, the owners are very angry and dissatisfied all the time, not welcoming, as if they are not Thais at all and want to get rid of their clients, they answer questions very sharply with a dissatisfied expression on their faces, I do not recommend this hotel to anyone.

Just stearway to klime every time, mattes was like bricks, but went to a nother room after 3 nights. Soft mattres. Vew very good, 7/11 is below, beatch acros the road, and night market is very close.

The guesthouse is ok, but it didn't suit us. Everything needs renovation. We are used to more comfort. Excellent shower, super location across the road from the sea and 50 meters from the market. The air conditioner is quiet, large balcony and little sun. TV and wifi are of decent quality for watching YouTube. Very simple check-in, deposit for the key is 200 baht (refundable upon check-out). 7/11 is right on the corner. There was no drinking water, no kettle, only two glasses in the fridge. I would not be able to recommend this property for a long stay. 1-2 nights maximum. The furniture is certainly worn out and everything is covered with textured paper, as they like to do in Pattaya, and I have never seen anything like this in Thailand.

Room is little smaller for the price but sitting area is good and very close to the beach

Not good at all. The employees are very harsh and speak badly, looking down on customers, grandmothers, grandchildren, small rooms, cramped, deep corridors, not clean, not recommended.
