1) I paid for breakfast included but in the morning, the reception said I have to pay extra for breakfast.
2) The outdoor view is next to a slum.
3) During shower 🚿 the water clogs up the entire floor water going to sink area and toilet area.
4) No soap, toothpaste, toothbrush 🪥 included.
5) Only 2 pillows given.
6) Toilet 🚽 flushing from next door can be heard easily and my room had pipes. It’s a very old building which has been renovated to suit customer need.
the uncomfortable part for me is just the mattress, its so hard feels like i'm sleeping on a rock
The location’s super convenient. It’s around 10 mins to ICONSIAM when there’s traffic in the afternoon and only about 5 mins at night when the roads are clear. It’s not on the main street either, which is really nice because it’s quiet at night.
I actually gave the staff a bit of a hard time before checking in due to some misunderstanding, but they handled everything so well. I really appreciated that.
Moreover, everyone was super friendly and always smiling, even the housekeeper.

The location is not your typical tourist area. You are more integrated into a local neighborhood, and that's what I like about it. If you want nightlife, stay in lower Sukhumvit.
I had a really bad experience at The Ex Capital Hotel Bangkok. The location is poor and right in front of a dirty drainage canal which smells terrible. There are lots of mosquitoes around.
The bed setup is uncomfortable as the pillow keeps slipping under the bed back, making it hard to sleep properly. The TV is very outdated and even in 2025 it doesn’t support YouTube, Netflix, or Amazon Prime. The remote is old and barely works.
They ask for a 1000 THB cash deposit, which is inconvenient. The hotel beer prices are also too high, a small Singha costs 64 THB while it’s just 30 THB at 7-Eleven.
There’s no microwave or utensils in the room, and the wooden chair is extremely uncomfortable, causing back pain.
Overall, not worth the money. Definitely needs a lot of improvement in comfort, cleanliness, and facilities.

But like other guests we were surprised that we have to pay 1000bath deposit.
Plus extra payment 300 Barth to wash towels (unfortunately I had makeup and there was something on towel). Because is extra wash… first time I had situation like this and I am wondering how they clean other towels 🤔

If you need cheap holidays, be aware of extra payments!

The staff is great and super helpful. The rooms are small, but they're fine.
I was in the studio room with a balcony; best hot shower, mattress and pillows I've had in Thailand... really really good and a real pleasure to experience over here.

Microwave included in room to heat meals from the three or four nearby convenience stores if desired (the first microwave I've had in Thailand).

Only $10ish AUS for a grab/TAXI into varying city locations (little motorbike trike blokes seem to charge like wounded bulls, so haggle them down to a realistic price).

A block-out curtain would be the icing on the cake.
They should put a little pad in the door jam to quieten the doors closing.
All hotels in Thailand should put in "smart tvs" so westerners can mirror screen their phones to the smart t.v and watch their choice of multilingual programs (utube, Netflix, or anything they choose from their own phone).
The TV was damaged with a long horizontal line through the centre making it quite annoying to watch anything on it. Considering I was at the hotel to rest and use the TV, it was quite an annoying experience. Management weren't interested in fixing this or moving me to another room or offering a discount and later admitted they didn't think it was an issue at all, which prompted me to write a review funnily enough.
Soundproofing is awful, you can hear everything in the next room, so hope your neighbour is quiet.
Towels weren't replaced for the week of the stay.
Only 1 soap to share between the bathroom sink and the shower, so you have to keep moving soap between the two. Why not just have 2 soaps?
Lighting was a bit bizarre, there's no bedside table for a lamp so you have to turn the ceiling spotlights off before finding the bed.
Rooms are looking a bit worn out compared to the pictures.
Staff were friendly although unhelpful. Apart from the first guy that carried my case up the stairs, I'm grateful to him for that.
