Edinburgh, 18 Royal Terrace (in the centre) 🧭 Map
The room quality is on par with a 3-star hotel in China. The hotel staff were very friendly and provided excellent service, but the room layout was quite odd and winding. The bed wasn't very big either. It's super convenient if you want to visit Calton Hill, but I wouldn't recommend it if you're primarily interested in the city center, as it's about a 20-minute walk.
Hotel staff were lovely. Great Location. Just had a few issues with room, coffee machine was completely broken, broken bed light which wouldn’t normally bother me but the room had no main light. the phone to contact reception and room service wasn’t plugged in or even have a lead to plug in… and the bathroom had a awful smell.
Good bed linen and towels. Nice addition of dressing gowns.
Good bathroom facilities.
voco St. James Edinburgh is absolutely fantastic! The location is super convenient, close to all the attractions. Our room was spacious and comfortable, and the terrace breakfast was fresh and plentiful. The service was warm and attentive, and the garden view was elegant, quiet, and delightful. It's definitely our top choice when visiting Edinburgh; the experience was superb!
In general the hotel looked classy and had a great view from the room. Good location and easy walk to Waverley Station. However it did lack toiletry packs. Maybe i was just used to hotels in Asia
A Wonderful Stay – Highly Recommended!
My friend and I recently had the pleasure of staying at this lovely property, and we had an excellent experience. From the moment we arrived, we were impressed with the attention to detail and the warmth of the staff. The bed was incredibly comfortable, ensuring we both got a restful night’s sleep.
What truly stood out, however, was the level of service. I was...

Convenient location, great facilities and very attentive staff.
Would recommend to all.
Room was lovely but the noise outside was loud. Sleep wise not to good very noisey lift. Staff was amazing, breakfast was 100% .
The bed was too high off the ground. Honestly, it meant if you sat on the edge of the bed your legs were dangling.
The bed had a gap at the back of it between the head of the bed and the wall. The pillows slipped into the gap. The pillows themselves were not firm enough. Both these things meant a restless nights sleep for sure.
The room itself was nicely enough equipped and decorated.
Mini-bar prices...
Staff were amazing and the 20% discount was great.. Room was ok , view of the lane so not great but overall a great experience
Such a lovely hotel with unique rooms and very convenient location besides bus and tram stop and walking distance to everything

Amazing!!! We came here for my husbands 30ty birthday and they had decorated the room for us and gave us prosecco 🥹🧡 The staff was amazing and so helpful! When they forgot to pick up our breakfast order, they were quick to take it back to the kitten has it delivered to our room! I can’t get over how welcoming the front desk clerks were. So friendly and great atmosphere! The location is great and easy...
Beautiful hotel & excellent services
Overall great experience. Lovely room, friendly staff & good location, would recommend.
The service far exceeded my expectations!! I originally booked the Indigo Edinburgh, but due to renovations, they didn't inform me beforehand. When I checked in, they switched me to one of their backup hotels, which was completely different in price and class! I was furious! The Indigo's service and management are terrible!! It happened to be a weekend in Edinburgh, and I almost couldn't book a hotel...
We were placed on the second floor below ground level. There was no quiet, and the noise was constant. There was a storage room next door. The towels in the bathroom looked like they had just been folded and left there. I wanted to change rooms, but they said they only had one family room.
Very good location, near to everything

The staff are friendly, but the room itself wasn’t vacuumed our entire stay. The towels were changed but the bedding wasn’t, just the bed made. I thought more attention could have been made to clean the room.
The facilities / Gym Pool are quite old and outdated and need upgrading, but the Sauna and steam room seem new.
Overall, for the price I expected a bit more but the staff are friendly and...
Very good location to stay. The hotel was very good and breakfast service was really good.
The hotel was fine and good, only down fall was the menu it did have many choices
The hotel was nice staff were friendly and the amenities were amazing pool and gym were perfect the only down side was the pillows and bedding the duvet covers feel like scratch paper and don't fit the sheets propperly amd the pillows were stained and thin as anything they clearly meed to invest in new pillows and sheets as its effected our stay other than that the rooms were nice and spacious if recommended...
Quiet location away from city centre and decent mountain view. Cozy bed and tidy.
Would not recommend this hotel at all
staff very unpleasant especially the old old guy in the bar the way he was speaking to the nice young gentleman right In front customers very unprofessional and rude
The younger staff at the front desk also very rude and un helpful.

Very good hotel just parking is available at the high street for free charge.
Had a good time especially the leisure centre, although its about 40mins to the city centre, there is a bus stop and bus available to town. Courteous staff, clean and I loved the spa bath most importantly. The breakfast table was also full of options.I just didn't like that they dont put fridge in the room......I still would recommend and come back to Best Western Kings Manor Hotel.
The room was ok but the bathroom was quite dirty. the breakfast id very limited and the same everyday.
However, it is reasonable for the price paid.
Visiting Edinburgh was already magical, but my stay at the Best Western Kings Manor Hotel made the trip even more memorable. The hotel has such a calm and welcoming atmosphere, and after a full day of exploring the city, it was the perfect place to come back to and unwind. The reception staff were especially helpful and friendly, which made the stay even more pleasant. I would definitely love to come...
Enjoyed our stay loved the pool sauna etc and the food in the restaurant was lovely would definitely stay again

Great hotel in beautiful old cobbled street of victorian houses. 3 minutes walk to Haymarket Sration. 20 mins from Edinburgh Airport. Wonderful Scottish Breakfast. All staff very welcoming. Huge bedroom and lovely and warm. Will return again soon.
Great guesthouse, great location, front of marina, very clean and plenty staff in the kitchen, well organised
I had a great stay in this hotel. Easy check-in and check-out procedure. Located near the tram station. Will definitely come back.
The room was just as described and shown in the photos. The reception staff were very friendly. On arrival, I found a few hairs in the bed and bathroom, and the safe, as well as the phone connection to the smart TV, didn’t work. Also, only some of the power outlets were working. I’m sure the staff would have fixed everything quickly if I’d had time to ask. The bed was very comfortable, and the room...
The Haymarket hotel is very conveniently located, it"s easy to get from both the train station and the airport by bus. When I checked in, the girl on the reception kindly helped me carry my suitcase up the steps. I am very grateful to her. The room was cleaned thoroughly every day. The towels were perfect, the bed was comfortable. The only thing I was missing was slippers.
Conveniently located, with tasteful and understated decor, and comfortable bedding.

The hotel is quite nice, especially in terms of its location, as it is directly opposite Waverley Station, making it very convenient for both business trips and travel. However, as the building is relatively old, there is no lift from the ground floor to the first floor, so you need to carry your luggage upstairs to reach the reception before accessing the lift.
Very helpful reception staff both on arrival and during our stay. Breakfast first class and plentiful.
I enjoyed every moment of the trip! Even of I want to be critical, I cannot spot any problems to be mentioned! Thank you , Old Waverly Hotel!
Lovely hotel in a beautiful location. Bed was comfy and bathroom was massive! Could have done with a larger TV.
Excellent central hotel. Rooms well proportioned and very clean.

Good location and good breakfast, although in the old refurbished building, it provides such a great service to us. But the air in the room is a bit breathless and ventilation is really annoying.
Excellent hotel, great accommodation, lovely breakfast and very friendly reception staff. Position perfect for city break
Lovely hotel. Great location .
Some issues with our shower which were quickly resolved by exceptional staff - highly recommend.
The hotel decor, cleanliness, and ambience were all excellent. My only complaint was the bed ,it was the worst we have ever slept on. My husband and I spent the night holding on to the edge as it sunk so baddly in the middle. Our first night was in rm 105, we complained to reception and were moved to 203. Room was clean and warm. Chose no room service as was only there for two nights. Breakfast was excellent, Kara behind the bar, knowledgeable, courteous and friendly, as were all the staff we met to be fair. Go there each year, I’ll be back again next year.
The service we received was of a high standard, especially from Sam. He was very polite and helpful, and he enhanced our stay.
Friendliness of staff, beautiful room! Loved all the tea, coffee, toiletries.
When we came to check in, there was no one at the desk for a long time and there were three other people waiting before us for service. The cleaning procedure was a surprise, I didn't know it cost extra just to have the room primped up. towels was not the issue, I don't require clean towels every day. But the one day we did request cleaning, we didn't get clean towels. this was nearly five days...

Hotel perfectly locates
Regular public transport links to the City centre
Warm comfortable room
Excellent shower facilities
Wonderful friendly staff
My only issue is with the dreadful WiFi service. It really needs an upgrade
Definitely return to this hotel tho
The location of the room is good, but the room itself is a bit small and the facilities are somewhat outdated. However, the service was nice. The brunch place right outside was delicious—I'd recommend it.
Central to Center and the castel.
You can go to Haymarket station by tram, and walk around 14 minutes to access the hotel. However, it is near the uni of Edinburgh and Castle. I enjoy the stay very much.
For the price we paid for the hotel, we expected a little more from an establishment that is essentially rated as a 4-star hotel. The room is relatively simple but we still found some areas of our room to be undusted and the walls scratched up. My trip to Edinburgh was an unforgettable experience filled with history, culture, and stunning scenery. From the moment I arrived, I was struck by the city’s unique blend of old and new, with medieval architecture sitting alongside modern shops and restaurants.

It was a great experience overall. Good staff and nice location. Will be back on our next trip. It was near Royal mile and edinburgh castle.
Hotel was fantastic. Had plenty of space in the room. Breakfast was delicious and the staff were kind and friendly. Could work from the room when needed as the hotel was really quiet. Great location with easy access to everything I needed.
Friendly staff, lovely breakfast, easy access and worth for every penny spent
A typical Holiday Inn hotel. We booked a triple family room with a double bed and a sofa bed. The room wasn't very big, but it was quite clean. The hotel's location is actually on Cowgate Street, which intersects with the Royal Mile, and it's on the street directly below it. Edinburgh's streets are quite hilly, so dragging luggage around was a real struggle.

Nice clean modern rooms containing an iron and ironing board, hairdryer. Great location only a few minutes to and from Weaverly Train Station. Quaint little bar, breakfast available but at 12.50 each person to much to pay. Better and cheaper breakfasts in the immediate area. Positive note, they will allow you to drop off your luggage before and after checking out. Would definitely stay here again if...
Great hotel and great location! Both room and bathroom were clean and modern. Just off the Royal Mile and a five minute walk from Princes Street. Would definitely stay here again. Only negatives are lack of hair dryer in the room and at times a bit noisy (not sure, though, if that's because of noisy guests).
So happy to have stayed in this place. Location is brilliant and the rooms are spacious and clean, the bathroom as well. I highly recommend staying here. It's right next to Anchor Close and if you go up the steps you're on the Royal Mile. I would most definitely stay here again if I were to go back to Edinburgh. The service was excellent and the hotel itself was very nice. The bus stop is right outside, so you can get to Edinburgh city centre or the airport quickly.
Where do I start! The Roseate was absolutely wonderful. The staff are some of the most welcoming people I have ever met within hospitality. They take the time to go out of their way to look after you and assist to every need. The hotel itself is amazing with luxary rooms and facilitys. The resturant is grand and the food provided is excellent. I couldnt say a single negative thing about this place...
The Rose Hotel is a warm home surrounded by beautiful big houses. Romance and magic coexist in Edinburgh, the capital of Scotland. Sunny or rainy, Edinburgh's weather.
Compared with Scott the night before, it doesn't feel like a particularly outstanding five-diamond hotel, but overall it's still good. It feels different to live in a castle. Very quiet, with a good surrounding environment
This is the noisiest hotel among the more than 50 hotels I have stayed in this year. When I checked in, I specifically asked the staff to give me a quiet room because I didn't sleep well, and they promised me that they could. I don't know why they arranged the worst room for me. Really nice hotel with great location. Just across the train station with 1 min to walk
The hotel is really classic and decoration is really interesting. The wall is full of book and the lamp is decorated with old fax machines. Really cool
The bed is not very big but is quite soft. The room is small but somehow bath is big. Very pleasant experience overall. Good for stay over for the train.
Hotel Indigo Edinburgh offers a stylish boutique experience in a central location, just a short walk from major attractions and Waverley Station. The rooms are cozy and thoughtfully designed with modern touches, and the beds are comfortable for a good night’s rest. Staff are generally friendly and helpful, and the overall atmosphere feels warm and welcoming.
Living here is a pleasant experience.
Location is perfect; just opposite to the waverley train station; good service
The hotel's location is incredibly convenient. It's right opposite the train station exit, making it super easy to get anywhere. The hotel is also very thoughtful, even providing some snacks. If cost isn't an issue, I'd highly recommend it to anyone preparing for exams.

Large room, great views, comfortable super-king bed, good buffet breakfast, good value for money. Four EV charging points if needed.
On the negative side, there were a few maintenance issues in our room but nothing that affected our stay.
The hotel is very clean and new. The staff are super friendly. It’s just a quick bus away from the city and it’s close to the Swanston Farm. The room is surprisingly spacious!
The stay was good and comfortable. Though the location was on the other side of all touristy places but was easily accessible by public transport.
Clean and comfortable rooms. The location is great for Morningside. Bit farther to get to Edinburgh centre but there's a bus stop right opposite that takes about 30 mins.
Staff were friendly and solved any issues I had. Jake in particular was very helpful.
Nice spacious room - quiet and comfortable.
Adequate breakfast - good hot food although bread offering could be better.
Lovely staff at breakfast but reception staff could be more professional.

Wonderful location in the New Town, quiet part of the city, lovely character building . Plenty of nice bars and restaurants nearby. Short walk to the more touristy spots. Staff were very helpful with any requests. Rooms were cosy.
We loved our stay here, the staff were so helpful and pointed out some brilliant walks. We enjoyed our breakfasts both days and the room was lovely.
Nice room in a very old building. No elevator though.
nice food in the restaurant but not a cosy bar.
Location pretty good - easily walkable to old town.
I did stay in the small room and the three flights of stairs were a bit much. But the room was so HOT. That is great for sleeping, but it should be easier to turn it down. I had to open a window. The shower was soooooo small and it had a huge contraption of a shower - just simplify and give us more room.
I had dinner (bar menu) which was excellent. But then they had the regular menu and I literally...
Large lamps in the room had to be turned off at the socket on the wall. No light switches to turn the main lights off from the bed. No socket for the kettle near the tea/coffee station. Shower cubicle small for the size of the room and could do with a proper non slip tray. Extractor fan not working. Light switches main niggle. Oh pillows a bit flat.
All very nice. It’s olde worlde and packed full of charater. Such a nice change from modern hotels. Speedy check in with all staff being friendly. Our room on the bottom floor was spotless with great bedding etc. The breakfast was so good. We would definitely go back.

Came in, had a wee bevvy. Quite a nice place as I was with my Father who enjoys the finer things, definitely tickled his fancy. We had an amazing experience with a member of staff, and whose name I believe was Ishbell, so lovely and full of joy, really made our experience so much better due to her upbeat personality. All in all, the negronis were brilliant, and definitely will be back for a slash!
The breakdast was not free but worth the price we paid. Produce was feesh and tasty. It was not buffet so served ip fresh.
Great location and staff, room AC is either non functional or undersized when compared to room size. Hotel is very close to the night clubs so during my stay it was very noisy in the late evening even with the windows closed.
