Fantastic location! We had room #1 , 3 beds and a private bathroom. Rooms were tidied every day and towels restocked. Only down side was the noise. The room got pretty warm, but if you opened up the windows, the street noise was too much. The pubs downstairs get pretty rowdy by mid week. Bottles being recycled multiple times a night. Great room in a great location but very noisy. Every coach in Scotland hammers down the street all day and night. Rabble downstairs plays loud thumping beats from 11pm to 1am that kept us awake. Every night. 7.30am beer lorry arrives. Shame as its a great size room.

The hotel is only 20/30 minute walk to the centre and the bed itself was really comfy. Unfortunately, the shower couldnt decide between burning hot and freezing cold, the room was basic with no tea and coffee and we had to pay £15 for overnight parking. Left feeling pretty underwhelmed considering the price, but ok for just the 1 night
The room was dirty, cobwebs in easy reachable places to clean. We were told we needed to book breakfast, booked for 8:45 to be given a cold plate of food. We complained and were told it had been prepared at 7:30 "sorry" no offer to even re heat 😆 Safe to say we wouldn't stay here again.
Poor value. Facilities and service-wise, it is 1.5X upgrade to a Hostel. Staff are polite but ineffectual. Room cleaned every 3 days only is really unacceptable in a hotel charging what they charge. It is a £50 a night hotel 3* tourist charging 4* prices (£110 a night for this place is definitely not worth it).

I like the accommodation but there a single flow that is there is no attached bathroom/toilet, it is common restroom be careful before you reserve
Fine, but overpriced considering the room and amenities. Not soundproofed as advertised which was an issue with a room facing the street, size was smaller than expected (despite not being the 'basic' room), lamp was faulty, and we had issues with heating that needed someone to come and help resolve. Less of a guesthouse than advertised, felt more like a budget motel.
The place was well maintained and exceptional service
Great location with busses outside the guest house direct to the City Centre every 5-10 minutes. On-site parking which is great also but limited. Its quite self-service as there isnt anyone to greet you are just left a key and have to phone them up when you arrive. Take your own towels as there were none left for me in the room which I found strange.

This hotel is very cost-effective. It is very rare to find a hotel in Edinburgh that is convenient for travel at this price. We were lucky to catch it. I recommend everyone to stay in this hotel. Because the city is only accessible by foot, there are many restaurants nearby, and you can always find an economical dinner. The environment is also good.
A nice simple guesthouse to stay in Edinburgh that is close to good amenities that are walkable and close to bus routes. Friendly owner who went out of his way to allow us an earlier check in as we needed a jet lag nap and our flight had been changed.
