Ylang Garden Villa in Hoi An

Ylang Garden Villa has numerous issues that I'd highlight for other people considering it as accommodation. While none of these problems alone are dealbreakers, combined they cause serious headaches. The receptionist Suong and cleaning staff are fantastic and bear no responsibility for the property's issues.

The biggest issue was that the door locks frequently fail to engage properly or seize when locked. This can result in taking multiple minutes to lock the door when leaving. We were also trapped in our room for 20 minutes until staff freed us from outside. Despite a "repairman" being sent out, we were trapped again the next day.

The electrical work is concerning and frequently trips circuit breakers. More troubling are the exposed live wires running along the ground without proper protection, particularly the wire running from the switchboard to the sauna. This would be dangerous with toddlers or young children.

The pool tiles are chipped and shattered in multiple spots, making it easy to get cut when pushing off the bottom.

Several appliances are configured to maximize cost savings. The common area fridge is set so high that items never cool below 4 degrees. The air conditioners were programmed to shut off at midnight and restart at 6am, causing us to wake up wondering why rooms were hot. Some rooms had lighting issues - downlights didn't work in one room, and a table lamp flickered intensely in mine.

The free bikes are in disrepair with non-functioning brakes on almost all of them. One had a significantly bent frame. No helmets are provided, so we had to brake with our feet and only rode them on the property's street.

Rooms lack basic amenities like clothes lines, and some safes are non-functional with no power. The hot water heater stopped working in our room, forcing us to use a different bathroom. The lawn is mostly dead weeds and compacted dirt, looking nothing like the listing photos.

Most disappointing was the host's complete disregard for solving any issues raised. Everything was delegated to receptionist Suong, who handled things professionally but can't be responsible for maintenance failures.

After reviewing competitors, Ylang Garden Villa isn't priced competitively enough to offset these issues. Knowing what I know now, I would choose other Airbnb options in Hoi An and recommend others shop around before booking this property.
