Avenue 23 Boutique Hotel in Yerevan

Beautifully decorated hotel, perfectly located in central Yerevan. Had a one night stay here and it was great. Staff were friendly and check in was easy, they have room to leave your luggage prior to checking in. Everything is fresh and new throughout, really done to a high standard. They have branded slippers and toothbrushes in the room as well. Only downside was the bed was extremely uncomfortable, I could feel the springs across my back. A mattress topper is definitely needed!! But other than this a great stay.

It was an amazing 4 nights stay in Avenue 23. The staff are friendly, nice breakfast, and great location. The room is bit small and it’s not sound proof, but overall experience is amazing.

My room number was 103 (the basement floor).

- The only advantage of the basement rooms is that they are very close to breakfast, as these rooms are essentially behind the wall
- The room has slippers, tea, two 0.5-liter bottles of water, toothbrushes, soap accessories, a safe, and enough towels.
- Breakfast is varied and starts at 8:30 a.m. There are standard cold cuts, as well as hot cooked food, which changed every day - chicken kebabs, potatoes, rice, oatmeal, barley porridge with mushrooms and meat, scrambled eggs, omelets. Desserts include cookies, pastries, and glazed cheese. Fresh fruit, fresh vegetables, bread (+ toaster). Beverages include water, lemonade, coffee from a coffee maker, tea, and juice
- 24-hour front desk
- Good location, 15 minutes on foot from the metro, 10 minutes from the center
- Payment by card or cash
- Cleaning every day
- The room has a TV with Netflix and YouTube
- The room has a mini bar (paid) with sweets and drinks
- Very good Wi-fi

The basement rooms are not as comfortable as the others, because:
- There are no windows, so it is very dark
- The room was very cold, and the air conditioner didn't respond to my attempts to raise the temperature or change the mode
- There are major problems with soundproofing in the basement rooms: at night, I could even hear someone snoring nearby, someone pressing the air conditioning buttons, all the conversations, sounds from the kitchen appliances, coffee machine, etc. I even woke up at night because someone was talking, probably guests checking in
- There were some problems with the shower - at night, water started dripping sharply, and I woke up many times
- The refrigerator (mini-bar) was very noisy and creaked, making strange sounds, especially at night. I woke up many times because of this and had to turn it off at night
- The breakfast area definitely needs to be expanded. Even with a small number of people, it was very crowded, especially between 8:30 and 9:00 a.m. I had to sit right next to other people very close
- There was also a problem with the smell in the basement rooms—some kind of dampness or something
- Water spills in the bathroom because there is no glass wall

The hotel left a good impression. It’s new and stylish — you can tell it was opened recently, maybe a year or two ago. For the price, it’s honestly one of the best options I’ve stayed at in Yerevan.

The rooms are modern, with centralized air conditioning — powerful, responsive, easy to control. The TV has YouTube access and I connected in seconds without any issues.

The location is right in the city center. Cafes, landmarks, public transport — everything is nearby. But there’s a downside: it can get noisy at night due to street racers under the windows. If you’re sensitive to noise, consider requesting a room that doesn't face the street.

The breakfast is the weak point. It’s a buffet, but very minimal: porridge, eggs, a couple of vegetables (just tomatoes and Korean-style carrots). No fruits or berries. Feels more like a formality than a real attempt to please the guests.

Overall, I definitely recommend it — especially if you’re looking for a modern, comfortable hotel in a central location without overpaying.

The location of the hotel is excellent and the staff are very nice. Everything inside is completely new. However, despite being new, the mattresses are very uncomfortable and feel like ages old spring mattresses. Also, there is no sound isolation - we were given a room across from the reception and could hear everything, I wouldn’t be able to sleep without earplugs. However, it was very good value for the money, which is why I still overall rate it at 4 stars, especially since it includes a basic breakfast too. However, make sure you adjust your expectations accordingly - you get a clean place to sleep (cleanliness was at a good level), but it’s not overly comfortable.
