Address is wrong. You need to show my attached picture to a taxi driver and he will literally drive you to the correct address front door.
It's not the hotels fault that google has the wrong address. All things Google (Maps) is blocked in China so the real business owners can't easily correct or update Google data.
Use Baidu or Bing maps.

Very clean, comfy beds and friendly staff. There isn’t anything near the hotel but the new subway station is a short walk.

It's as said the wrong adress. It's at metro stop Municipal Gymnasium, line 3 going west.
The staff are ignorant and not helpful at all. Like the rest of China they do not speak a word English, not even Hi or Welcome.
The internet doesn't work and they wouldn't fix it for us. But then, internet didn't work for us anyplace in Kunming.
It's not super clean. We found black hair in the bathroom and on the toilet seat f ex.
They said it was no place close to go, and then last day we found this underground shopping mall just outside..
Will never ever go back and wouldn't not recommend it unless you just need to sleep somewhere.

The hotel is very nice indeed, but the address is totally wrong!!!! It is about 6 blocks to the left!!!
