The location is excellent. Lots of restaurant around and there is a K-mart just opposite.
The breakfast is excellent, better than some of the four star hotels nearby.
A few minor issues - 1) wall is not exactly sound proof on the floor I lived, 2) lift is very small given the number of guests. need to wait for a while, 3) smoke alarm triggered three times at 1am in early morning (due to some guests smoking inside the room, not hotel's fault, nevertheless ruined my stay).

The room was spotless. The stuff are very nice and helpful.
The location was perfect. However, it's too noisy from outside. We couldn't sleep first night at all, only ~5 AM it became quiet outside.

The staff is attentive and friendly. The location is great. My room was a bit small, but very clean. I recommend it.
