The hotel is lovely and ideally located right by the beach. Rosie and the entire team were so kind and welcoming throughout my stay.
The room was spotless and cozy, and I really enjoyed relaxing on the sunbeds by the beach, listening to the waves.
Such a peaceful place to unwind .

Compared to reviews from previous years, the WiFi was available everywhere (and I think even on the beach) and the room air condition was free this year.
We liked the beach with sunbeds both on the sand and in the natural shade on the grass under pine trees. We didn't use the swimming pool, beach bar, or the massage service, but other people enjoyed it.
The norhen coast of Kos is often windy, so you can expect big wawes (up to 1m) on some days. On the other hand, the wind reduces the hot weather and don't allow any insects to disturb you even in the rooms (anyway, the windows have insect screens).
Since all rooms are double rooms, you will hardly ever encounter families with small children here.
The nearest shop is 2 km away, but you can use a bus going to the Kos town approx. every 45 minutes and it stops just in front of the hotel. Since the packed drinking water is quite expensive in the hotel, a small shopping trip pays of.
The staff is friendly and helpful. The owner (and manager) is present almost every day (even on the Friday-evening party when he sings and dances a little).
You can, of course, find some small issues like a loose light switch wobbling in the wall, a slightly damaged clothes dryer etc. But it's just Greece.
Positive:
- Service: the staff are young and talented people, very friendly and always ready to help. From the reception to the breakfast, to the beach bar. Hardworking people that dont lose the smile.
- Greek night - on friday, we experienced a greek night with music and traditional dances. Amazing experience!!
- Food overall was good, at breakfast I would include some plant-based milk to be a bit more inclusive and definetely change the coffee machine, but overall was acceptable.
- Swimming pool was perfect, you could swim there all day, very quiet and in good condition.
Negative:
-Quality of sleep: impossible to sleep properly due to noises, from the doors that slammed everyday, people talking in the corridors, you could also hear the airco of the neighbors on/off. These are things that they could fix with some better isolation that would make the stay at the hotel perfect.
-Beach: the beach at the hotel was not in a good condition. Some mantainance of the sand would have been nice - it was full of trees parts so we only went there one day. Business idea for the owner of the hotel: sell beach shoes :) - with the rocks its impossible to go in.
The hotel has a lot of potential as the biggest parts are already quite good, but it has some small improvements to be done and it would be perfect. As an ex-hotellier, I would be happy to recommend them some tips
Pros:
* Great Location - It has its own private beach, right outside the hotel. Other hotels are at a good distance as to not disturb you. There's a nice promenade to walk by the beach.
* Quiet - There wasn't any noise after 11 PM. It was quite pleasant. Minus the doors thuds (see below).
* Pool - The hotel offers a nice pool, with a lot of sunbeds. The whole area is beautifully set up, with grape vines and palm trees that offer generous shade. The pool is always clean, spotless.
* Beach Bar - The Beach Bar, or Restaurant, is great. It doesn't come in the price of the hotel thought, but it has enough in the menu to have lunch here everyday.
* Breakfast - The buffett was one of the best we've had. Eggs, Omlette, Sausages station, Cold Cuts station, Fruit station, Jams station, Coffee, Juices, Bread. It has everything. There are many tables, both inside and outside the hall.
* Staff - The staff is always friendly and helpful. And they're always around. Don't hesitate to ask for help.
* Greek Night - Every Saturday, they host a Greek Night, with live music, dancing and a buffett. The buffett costs 17 euros and it's all you can eat. The music is not loud and it doesn't last through the night. It was very night.
* Parking Lot - Good, spacious. Enough room for people who rent cars.
* Bus Station - The bus station is right outside of the hotel. Beware, there is no shade and the bus is always late. You can ask for the bus schedule at the reception desk.
Cons:
* No Wi-fi - Internet only works in the lobby. This is one of the biggest problems with the hotel. It's not something temporarly, be prepared to have mobile data all the time.
* Doors Noise - The open/close system makes a loud thud, especially when it's drafty.
* Bathroom - It's very small. The toilet is squeezed between the shower and a wall. You barely have enough room to fit. The shower case was also not in a great shape. We had to wash ourselves with our slippers on.
* Cleaning Service - While the cleaning ladies were nice and always greeting, the only thing we've found changed were the towels and toilet paper. No other cleaning or dusting was done.
* No Cold Water - The water is lukewarm at best. In the morning it's hard to wake up without cold water.
* Aircon at Extra Cost - Air conditioning comes with an extra cost per night. You need it, unless your in room 229 (corner room, not facing the sun).
* Sunbeds at Extra Cost - At the beach, the sunbeds cost 2.5 euros per day. It's not bad, but given the beach is privately owned by the resort, you'd think it's included in the hotel price.
The hotel was superb, excellent rooms with sunset views, superb food at both the gorgeous beach taverna or in the hotel restaurant. I cannot praise the staff enough. Everyone was so friendly and helpful, they really make you feel
like family. Highly recommended.
The only silly thing was, that you had to pay extra for the air condition. Just take more money for the room.
