The room service was pathetic. I slept an entire night without AC in peak summer. I called them to fix AC and they said they can't do anything about it? That's horrible service
There's also some random loud noises in the middle of the night and it's so disturbing. Horrible hotel. Please do not ever come here

Hotel caters for one night coach tours. Who leave early so get up earlier. No sound proofing between rooms and we could hear every word spoken plus their phone alarm woke us up at 6am!!!
Typical dated decor. Dark wood furniture damask bedspreads and plates on walls!!
Breakfast was unimaginative, fruit hard and unripe and basic plus they were continually setting up for the coach tour lunches clattering crockery and cutlery. Outside is neglected and scruffy
For the price this needs refurbishing as it’s stuck in mid 20th century
There are better hotels near by

we liked the property of this hotel. we felt that we were in a country side.
we couldn't lower the air conditioning as it was 24 degres. we are used to have it at 20 degres.

I came to this hotel for one night.
It turned out that there was a problem with the running water, there was low pressure and at times it stopped running. I reported it to the staff but they didn't do much.
The next morning the water stopped flowing completely. The staff couldn't help. She didn't even propose a temporary solution. It was disgusting. Imagine not being able to flush the toilet.
They should return the money.

The hotel was easy to find and only a short way from the walled city of Assisi, where parking is available so you can walk around easily.
At the hotel everyone was really helpful and friendly, nothing was too much trouble and the food and wine delicious.

Location is great: close to Assisi and to Santa Maria degli Angeli. The rooms are simple but comfortable. But what I loved the most is how friendly, accommodating and flexible the hosts are. I had a great stay.

What a place to find by chance! We had a superb meal, as well prepared as if this had been a home and presented with friendly care. We felt very much at home and will certainly return if we have the occasion.
P.S the selection of Umbrian cheeses and fantastic home made preserves is highly recommended.

I loved the fact that the hotel was in the form of an old mansion. It also had a little swing and had pretty good food.

I had the Strangozzi with sausage and truffle. A wonderful local 'cucina tipica' dish made with local handmade spaghetti like pasta. The service by Giorgio is very kind. Thank you for a wonderful meal. This place is always frequented by the local Italians, so it's gotta be good 😉

Location, easy to get on the bus, just outside the door. Friendly owners and staff. Very good breakfast and superior supper in their large restuarant. These people will go out of their way. Bellavista as the name implies has a marvelous view of the upper Assisi Center. Very close to the bus and train station. Very clean, comfortable bed. Quite area in the middle of farm land on the main road to Assisi. 5 minutes up by bus. We will recomend this place, and hope to return to bellavista.

The review is about the restaurant and not the hotel. I assign two stars due to the quality of the food that it is really god, however, the service is tremendously poor and for that reason I downgrade it to only two starts even though overall it would deserve only one star.

Smoking from restaurant happens just outside the room. Only 4 rooms would have decent views of the cathedral if they had large enough windows.
Linen and room was clean. Breakfast was decent. No shower curtain, so bathroom can be a bit wet.
There are better options in Assisi.
