Hotel caters for one night coach tours. Who leave early so get up earlier. No sound proofing between rooms and we could hear every word spoken plus their phone alarm woke us up at 6am!!!
Typical dated decor. Dark wood furniture damask bedspreads and plates on walls!!
Breakfast was unimaginative, fruit hard and unripe and basic plus they were continually setting up for the coach tour lunches clattering crockery and cutlery. Outside is neglected and scruffy
For the price this needs refurbishing as it’s stuck in mid 20th century
There are better hotels near by

we liked the property of this hotel. we felt that we were in a country side.

we couldn't lower the air conditioning as it was 24 degres. we are used to have it at 20 degres.

The hotel was easy to find and only a short way from the walled city of Assisi, where parking is available so you can walk around easily.
At the hotel everyone was really helpful and friendly, nothing was too much trouble and the food and wine delicious.
Great place to stay as it’s nearby to Assisi, but not too crowded

I loved the fact that the hotel was in the form of an old mansion. It also had a little swing and had pretty good food.

The restaurant is very nice, large portions. Perfect for a travelling group. The rooms are a little old but beds are comfy and showers are nice. WiFi is a bit lacking though. Free but slow. Good for a single night stop over. Has a bar that's nice and warm.

Nice place with private and free parking...Wi fi free and very good,. Personal great and friendly! Beautiful view to Assisi Old Town and San Francesco cathedral.

I had the Strangozzi with sausage and truffle. A wonderful local 'cucina tipica' dish made with local handmade spaghetti like pasta. The service by Giorgio is very kind. Thank you for a wonderful meal. This place is always frequented by the local Italians, so it's gotta be good 😉

Location, easy to get on the bus, just outside the door. Friendly owners and staff. Very good breakfast and superior supper in their large restuarant. These people will go out of their way. Bellavista as the name implies has a marvelous view of the upper Assisi Center. Very close to the bus and train station. Very clean, comfortable bed. Quite area in the middle of farm land on the main road to Assisi. 5 minutes up by bus. We will recomend this place, and hope to return to bellavista.

The review is about the restaurant and not the hotel. I assign two stars due to the quality of the food that it is really god, however, the service is tremendously poor and for that reason I downgrade it to only two starts even though overall it would deserve only one star.

Smoking from restaurant happens just outside the room. Only 4 rooms would have decent views of the cathedral if they had large enough windows.
Linen and room was clean. Breakfast was decent. No shower curtain, so bathroom can be a bit wet.
There are better options in Assisi.
