Cozy, peaceful rooms and friendly staff. Location is excellent in between the main station and city centre.

For Good Morning Bologna Al Theatre;
Continuous noise coming from the upper floor made it impossible to rest.
The bathroom and toilet were extremely narrow and uncomfortable.
The windows of the room faced an indoor common area, which affected privacy and ventilation.
We informed the host immediately and decided to leave the property. However, the host refused to refund us, even though we did not stay or use the accommodation.
Continuous noise coming from the upper floor made it impossible to rest.

Great location and nicely designed new room. Very clean.
Breakfast unfortunately in another Building 5 minutes walk away, which is quite inconvenient. Very Limited breakfast time (8:30 to 10:00 only).
Check out too early in my view for a holiday Location (10 am).

It was a great property and a great location. The only issue I had was the challenging staircase to get into the floor with the rooms! And the noise from the street and church bells was pretty significant in the morning!

The room was very nice and spotlessly clean, the staff was very friendly, and the location was excellent. The renovation work in this historic building, just steps from the city center, was beautiful. Breakfast, served at the other location on Via delle Belle Arti, just a few minutes' walk away, also met expectations and was served in a well-maintained setting. Congratulations for all this!
One aspect that disappointed me was the soundproofing, a feature advertised on the website and one I counted on due to my sensitivity to noise—the reason I chose this property over other similar properties in the area. The window in the room is soundproof, but the door to the shared foyer was not, nor were the walls shared with the other rooms. I could hear neighbors coming and going from their rooms and the building, using the bathroom, and talking in other rooms. It wasn't excessive, as the neighbors were polite, but it wasn't as quiet as I would have imagined. The small refrigerator in the room was also quite noisy. However, I appreciated that the owners had provided earplugs in the room for use if necessary.

Pleasantly surprised
Good location, spacious room, quiet despite busy street. Nice bathroom. Comfortable bed, but pillows weren't great. TV had no English channels.
Breakfast is served at another location 5 minutes walk away.

HORRIBLE PLACE, THE RUDEST OWNER EVER ENCOUNTERED.
THEY DIDN’T LET US IN BUT CHARGED US ANYWAY!!!
We had a reservation with them through booking.com. The day of arrival in early afternoon we called the property many times because we wanted to check in at 20:30 and they never replied, we wrote them on WhatsApp and through booking and never replied nonetheless they read the messages.
Finally I called them with a foreign number and the owner replied and told us the check in time was finished and that we could no longer access the property. So they left us in Bologna with no hotel but charged us anyway!!

The bed was amazing. Beautiful rooms and the area seemed pretty hip too. Only minus point that we paid the full price for a breakfast that was at a Café due to Covid 19 and it was really not worth the money. I would recommend skipping the breakfast option since they don't inform you about this change beforehand. There are better options in the area.
